All ground floor. Two bedrooms: 1 x double, 1 x twin. Bathroom with bath, separate shower, basin and WC. Open plan living area with fitted kitchen, dining area and sitting area. Utility room (shared with The Dairy).

A beautifully renovated, single-storey barn conversion, situated in the grounds of the owner's sheep and arable farm in a rural hamlet on the outskirts of Clifford Chambers, 3 miles from Stratford-upon-Avon. Ideally situated within easy reach of the local shop and pub, The Roost features open plan living with stone tiled floors, exposed beams and a wonderful outlook onto the large garden, which is perfect for relaxing and enjoying the far-reaching country views. The tiny, chocolate box village of Clifford Chambers boasts a welcoming pub serving delicious, home-cooked food, whilst world renowned Stratford-upon-Avon with its striking Tudor buildings, Royal Shakespeare Theatre and abundance of shops, pubs and restaurants is just 3 miles away. With a host of National Trust properties, the colourful gardens at Royal Leamington Spa and the majestic Warwick Castle all within easy reach, this is an excellent base from which to discover the Cotswolds.
