2 bedrooms 1 king size and 1 twin with zip and link bed that can be made up as a super king size bed on request with additional trundle bed.. 1 bathroom with shower over the bath and a WC, and 1 separate WC. Sofa bed in the lounge that can accommodate an additional guest. Fan oven, ceramic hobs and dishwasher. Utility cupboard with fridge, freezer and microwave. Sun room with washing machine and tumble dryer. Wood burner. TV and DVD. Wi Fi included. Extensive private garden with lawn and wild wooded areas. Shared formal gardens.. Ample off road parking. Regret no pets. Lockable storage for bikes is available upon prior request with the owner. Non motorised boats or kayaks can be launched free of charge in to Bassenthwaite lake by prior arrangement. Pub 1.5 miles, shop and restaurant 6 miles. Please note the garden is not enclosed. The king size bedroom has a balcony with a low white balustrade children must be supervised. Please note that the departure time for this property is 9.30am. Sleeps 4 2 on a trundle bed and sofa bed in the lounge.

For those who like a tipple, the Lakes Distillery is 3.5 miles away and offers tasting tours. Just 6 miles south, the town of Keswick is a vibrant market town offering a good range of shops and eateries, as well as a museum, a thriving theatre and an indoor climbing centre all on the shores of Derwentwater. Retaining its rich historic character whilst creating a stylish and contemporary home from home, this calm and indulgent hideaway is perfect to escape the stresses and strains of modern life. Enter the stone flagged porch where there is plenty of space in here for coats and muddy boots before you step through the paneled hallway to the living room. Spacious and light, it boasts a large bay window with glorious views to Sale Fell and two deep, comfortable sofas perfect for walk weary legs. On chilly evenings, light the wood burner and settle down for a film night. The bright, country style kitchen has wooden floorboards and is equipped with an electric fan oven, ceramic hobs and dishwasher while the fridge, freezer and microwave are in a large utility cupboard. Gather everyone for sociable meals at the dining table, and located off the kitchen, the sun room is ideal for relaxing and enjoying a book on a rainy afternoon or an evening nightcap. The washing machine and tumble dryer are housed in here. A WC completes the ground floor. Upstairs, there are two spacious bedrooms each with ample storage and glorious views, and the family bathroom. The first bedroom has twin zip and link beds that can be made up as a super king size bed on request. There is also a trundle bed in this room. The king size bedroom has a glorious balcony with two chairs where you can sit and enjoy the panorama of lake and fells, the perfect romantic spot to take in a sunset or enjoy a morning cuppa. The modish bathroom has a shower over the bath. Outside, the private garden has a long lawn bordered by mature hedges, a large gravelled area and a wilder woodland area just waiting to be explored. There are also extensive grounds shared with the adjoining properties. This area includes formal manicured gardens with wonderful mature trees and a way down to the boat landings through the Bassenthwaite Lakeside Lodges park. There is ample off road parking..
