Ground Floor: Step to entrance. All on the ground floor. Living/dining room: With wood burner, 55" 4K Smart TV (full Sky package) with USB media player, DVD player, beams, wooden floor and French doors leading to porch. Kitchen: With stove cooker with electric oven, gas hob, microwave, fridge/freezer, washer/dryer and wooden floor. Bedroom: With kingsize bed and wooden floor. Bathroom: With shower over P-shaped bath, toilet and heated towel rail. . Gas central heating, gas, electricity, bed linen, towels and Wi-Fi included. Welcome pack. . Covered porch with decking, garden furniture and gas BBQ, leading to courtyard. Shared 42-acre woodland grounds. Guests also have a 10% discount on dining at the fabulous Lake Hotel and Waterfront Restaurant at the side of the lake. 1 dog welcome, to be kept on a lead at all times (sheep country). Private parking for 2 cars. No smoking. Please note: There are drops, many steps and sloping banks in the garden. There is a duck flighting pond in the grounds, ¼ mile away and a small pond adjacent to the cottage. . This single-storey barn conversion is attached to the original farmhouse on the private estate of Mondhui, within the Loch Lomond and The Trossachs National Park. The cottage dates back several hundred years and sits in an elevated position in the hills above the Lake of Menteith, Scotland’s only lake, with stunning panoramic views of the lake and historic Inchmahome Priory, founded 1238, which Mary Queen of Scots visited. Mondhui itself has been a settlement since prehistoric times and above the property there are ’cup and rings’ markings. Within the grounds is a duck flighting pond which is ideal for bird watchers, and beside the cottage there is a small pond. The area is a haven for birds and other wildlife including osprey, red kites, red squirrels, red deer, pine marten and badgers. From the door of the cottage you can walk directly up into the Menteith Hills and join the Rob Roy Way with hundreds of miles of forest track easily accessible. With panoramic views as far as the eye can see over the Lake of Menteith and the surrounding countryside, The Old Barn is an absolutely perfect location for a romantic escape. This delightful cottage is all one level, has been renovated throughout in 2018 and is in a private and peaceful location. The Old Barn has a large covered porch with panoramic views of the Lake of Menteith and garden furniture including an oak table and comfy wicker chairs with cushions so guests can enjoy the view in all seasons regardless of the weather. The cottage is fitted out to a very good standard throughout with oak flooring and a marble tiled floor in the bathroom. The living/dining room is cosy with a magnificent view of the lake from the French windows, which give access to the covered porch with garden furniture. The living room has a 55" 4K Smart TV (full Sky package which includes sports and movies). The bedroom has a kingsize oak bed with high thread count bed linen and plaid curtains and bedspread made by a local interior designer. The kitchen is fitted with bespoke handmade oak units, granite worktops and quality appliances. The bathroom has a marble tiled floor, metro wall tiles, a ’Downton Abbey’. vanity unit, as well as a shower over a P-shaped bath. Directly in front of the cottage is a private 5mx5m deck with chairs and a barbecue,which is a super spot to watch the stars on clear nights, with little light pollution. This is an ideal location from which to explore one of Scotland’s most picturesque areas or to use as a base to tour central Scotland. Within 10 minutes from the cottage you can be in Aberfoyle, Callander, the Queen Elizabeth Forest Park at the David Marshall Lodge or taking a sail on the Sir Walter Scott steamship on Loch Katrine. Nick Nairn’s famous Cook School is only a few minutes’ drive away as is the popular Lake Hotel which serves good food at the lakeside. The Lake of Menteith Fisheries, Scotland’s foremost Trout Fishing Venue, is a few minutes away as is the boat to Inchmahome Priory on the Lake. Stirling with its ancient castle, is 20 minutes away. Scenic Loch Lomond, the single biggest expanse of inland water in the British Isles, with its charming villages and bays to explore is only half an hour from the cottage. Gleneagles is 40 minutes’ drive. The cosmopolitan city of Glasgow is less than an hour’s drive with Perth and Edinburgh just over an hour away. There are many historic buildings, castles and distilleries in the area. The Trossachs is a wonderful area to visit and no trip to Scotland would be complete without spending some time in the area.
