This boathouse was booked for a 68th birthday. Checking the weather before leaving home it suggested that their was a risk of floods and the booking agent suggested that we might want to bring wellies if we wanted to go on the pier. The property inside is well equipped and very modern, comfortable apart from the mattress which was a bit hard. The spot on Windermere was lovely and the ability to sit or stand on the balcony wonderful weather permitting. Problems started on 2nd night due to the heavy rain. The water levels in the kayak storage underneath started to rise rapidly going up to the sandbags against the door in the space of one evening and then stopped. However, the risen water levels meant the kayak paddles and other washed in debris stated floating about in the boat storage and banging on metal railings and could be heard in the night until we managed to pull the paddles inside. On our 5th morning we noticed water coming in quite fast from under a locked door which we assume might be a cleaners cupboard filling up the hallway downstairs. We phoned the help number and was told by an answer phone to send a message unless it was critical. The critical number turned out to be unmanned and to leave a message! Once the office opened at 0900 hours we managed to speak to somebody. A man eventually came to investigate. All the time the hallway was filling up with more water. We asked the agency to accommodate us elsewhere for our last two nights. Basically they said it was classed as an 'act of god' and the best they could offer was to refund us the cost of two nights towards one of their other cottages. As we didn't want to spend any more money than we had already paid they didn't seem to have anything suitable on offer so in the end we decided to go home. We had taken wellies with us just in case it was wet outside during our stay but had not expected to be using them inside the property so we could move our stuff out. We did get a refund for our lost 2 nights quite quickly, within a few days. but found the whole experience very stressful. The agency said the owner had been informed of the situation but we heard nothing from them .

A splendid property on the water's edge. The balcony looks out directly over the lake. The interior is well equipped, lots of space, comfy bed, excellent kitchen area, great sound system, the whole space is warm or should I even say hot even in December. There's a nice walk from the door up Ghyll Head to Rosthwaite Heights for great views over the lake. Enjoyed using the in house kayak when the weather was appropriate. One note, access is very steep and narrow and you need to do a three point turn each time when you reach the property, would not advise bringing a large car. Don't let this last point put you off if at all possible we really enjoyed our stay.

Fantastic location--Boathouse on the Lake. The interior is brilliantly designed and equipped to the highest standards and specifications and is very user friendly. The views across the lake are stunning and the sound of the lapping water and of the ducks and geese add to the whole magic of the experience. And if that's not enough there's a kayak as well!! The house and setting were so good that I cancelled a number of day trips in order to spend more time there. Many thanks.

One word- WOW! We returned last week from the most wonderful stay at the Boathouse, we only live around 45 minutes away but we felt as though were in another world. The boathouse was such a beautiful place, with views you could only dream of, the sunsets were absolutely stunning especially when enjoyed on the balcony overlooking the lake and of course with a bottle of Prosecco! The sun set right in front of us each night and the views were just something else. In addition, the jetty out to the lake was the perfect addition and the ducks enjoyed this too as they visited us each day. We thoroughly enjoyed taking the kayak (life jackets included) out many times through the electric controller door and of course the jacuzzi which we relaxed in twice a day nearly every day! The boathouse itself featured some fantastic, high quality amenities- the Dyson fan and speaker system were a favourite with my partner as well as the brilliantly equipped kitchen. The boathouse was very difficult to fault although the spiral staircase could be improved to allow less able people to be able to access the upstairs. In addition, the driveway is extremely tight and clearer directions on how to access the drive to the boathouse would be recommend. Overall, our stay was just perfect and we loved every minute- a picture perfect, romantic place- we can’t wait to return one day. 7 nights just wasn’t long enough. This was a fantastic property with one of the best views from a holiday rental that we have ever enjoyed. The furnishings were high end and everything was done to a great standard. The kayak in the downstairs dock was another fantastic touch. The electric dock door and access to your own private jetty were also great if you like to get out on the water. A truly special boathouse. There is some construction work happening on the (large) site, but it is far enough away from the boathouse to not even notice it. I have two points of feedback that the owner may want to look address: - The spiral staircase is very small, it is difficult to take anything of size (think suitcase or shopping) without a squeeze. This may make the property not suitable for elderly people. Compared with the high quality designed decor the staircase also looks a bit odd - The SONOS sound system installed in the ceiling is connected to the main house, so if the renter in the main house is not familiar or ignorant to how SONOS works you will find them playing music in your property, which can get pretty annoying, especially when they are Justin Beiber fans and you want to sleep

We have just spent a wonderful, romantic four days at a beautifully positioned and well equipped boat house on Lake Windermere. It is approached down a steep hill through two secured wooden gates. The hill may put some off but it is well worth it as the house is stunning. It has it's own parking bay which is tight but we managed to get in our Vivaro van so it should be fine for most vehicles. We were delighted by what we found. A large shower room and canoe dock downstairs and up a spiral staircase to an amazing open plan space. My partner had a spin in the canoe and appreciated the option to explore the lake this way. The spiral staircase may be a challenge for some and is quite narrow to take anything up and down but it didn't create a problem. Just before you enter the property there is a private, covered hot tub which was very welcome after a long walk and was freshly refilled and heated for us. There is building work happening still on a house further along the site but it did not spoil our experience. Most of the site appears to be finished now to a very high standard. The boat house is so well equipped and is all spotlessly clean. The kitchen is full of loads of gadgets, cutlery, tableware, glassware and cleaning products. The only thing missing strangely was a tin opener. There is plenty of storage, a table and four chairs and a very comfortable bed and two reclining chairs and footstools to enjoy the sun setting outside the window. The balcony and table and two chairs gives you a spectacular, close connection with the lake. We loved this place and have already booked to return two more times. Excellent value for money to spend time in a boat house in a stretch known as Millionaire's Mile! We felt like we were in a James Bond movie with our own boat dock downstairs! We totally understand previous reviewers had their trip spoilt by the building work but this boat house is definitely ready now for guests.

We arrived at the property through the private gates and that is as far as we could take the car. The path down to the boat house was that narrow there was no chance the car would fit and there is no where else to park the car. I decided to walk down and look where the boat house and I was horrified to see a building site. The boat house was one of 3, as you walked through the gated drive way there was rubble and mess everywhere, a digger and some kind of generator. There was a wall along the right side of the boat house made from wood with “keep out” “construction in progress” which was right next to the covered hot tub. On entering the property it was filthy with plaster dust everywhere and the bathroom wasn’t even finished. The spiral staircase wasn’t attached properly and the actually main living space upstairs was fine and clean but had huge windows onto the lake with no blind or curtains . When looking out the window to the right there was a lovely view of scaffolding. The boathouse next door is under construction and in my opinion this boat house should be rented to anyone until everything is finished. We refused to stay in the property and the fact it is being advertised as this romantic dwelling is disgusting. The whole grounds of Louper weir are surrounded by construction. During the day there are workmen on site from 7:30am and until all properties are finished it should be rented out to anyone. We did end up staying in lakeview the large house, a beautiful property but again surrounded by construction and no heating. There is another house above lakeview which I believe is being knocked down and rebuilt so again until it’s finished it shouldn’t be rented to anyone. We woke up to noise from the workmen on the Monday morning and a digger outside the gate. Workmen wandering up and down the garden with the digger. Not romantic or private and generally an awful experience. I think the attached pictures speak for themselves!!!!!
