This is a lovely property.Spacious and very clean. We felt so at home here and the surrounding countryside is fabulous. There are great walks right from the door. The gardens are spacious and well maintained and the neighbours welcoming and friendly.True it is a little overlooked but if you want to be just on your own try another property.I cant understand why it is only rated 3 stars in the Sykes brochure..It`s definitely one of the best properties I have stayed in.

We just liked everything; the house, the garden, the surroundings, the neighbourhood..

Hartam House is probably the best holiday cottage I have ever had. Everything worked, and the local area is beautiful. Falstone is a good centre for Kielder and the local pubs do good food. It was so peaceful, too. I will certainly tell my friends about it. The dog loved it, too.

As a previous guest stated the photograph on the website is misleading as it gives the impression that this cottage is on its own when in truth it is at the end of a line of other houses and overlooked by two at the side of it. So would recommend people bear this in mind if looking for a more isolated position. This said the cottage itself was of a high standard and you wanted for nothing. The best part though is the fact that the path at the bottom of the garden leads straight to Kielder Water. Lovely wecome of flowers tea, sugar coffee and a bottle of wine.

A great cottage in a stunning location with lots of walks from the doorstep. It's a walkers paradise, surprised the cottage isn't rated higher than 3 stars!

We enjoyed every aspect of our holiday in this welcoming house. We would certainly visit again.

Rated by Mrs Willetts reviewed on 25th April 2016

The property was well thought out with all amenities and facilities well provided for. It was spacious and accommodating with well thought out kitchen and bathroom/toilet layouts, good heating and a feature open wood-log fire, if required. There were lovely views, and it was an excellent location for exploring Kielder Forest, Kielder Water, Hadrians wall and further afield. It had first class furnishings, comfortable beds and was clean and tidy, with attention paid down to the smallest details, we wanted for nothing. It had easy access, a big drive, secure bike storage and all mod-cons. Excellent accommodation.

Hartam House is a credit to the owner. It is well furnished, comfortable, warm and well equipped. It is so quiet and peaceful and the views are wonderful.

Beautiful House in a beautiful setting, could not have wished for a more relaxing holiday on this cosy and well equipped home. High quality fixtures and fittings, everything thought of.

Rated by Miss White reviewed on 7th November 2015

We are just coming to the end of our week in this beautiful house. Unlike the other reviewer that marked the place down for an overgrown garden, we found the garden to be very neat and tidy and nor did we hear a peep out of the neighbours. I wouldn't hesitate to recommend this place to anyone , especially those wanting a quiet and relaxing break in the Kielder area, it's very central for exploring. We loved the stream in the garden and the access to the cycle path beyond and then on to the lakeside walk. The house was very well equipped, with great attention to detail. I have read through the visitors book and every suggestion people have made in there has been taken into consideration.

Rated by HoogsNBees reviewed on 6th November 2015

Felt duped by the photos of the property. Looked from the photos as if it were on it's own when in fact it was on an estate with houses overlooking on 3 sides with noisy dogs and children. Not the peaceful retreat we had hoped for. The garden was neglected and overgrown including brambles and nettles and, again, not like the photos. The interior was extremely clean and the open fire lovely. The kitchen was well equipped and the beds very comfortable. Flowers and wine on arrival. We did not get to meet the owner so were unable to pass on disappointment with the state of the garden. Our first impression was of weeds growing everywhere and peeling paint on the gateposts which is a shame as it was at all neglected inside.

Hartam House had a great location and every effort was made by the owner to make our stay a success. It was very clean and spacious. There were beautiful walks from the door and the activities on Kielder Water were a short distance by car.

Fantastic house. Very well equipped, had a beautiful log fire and was extremely clean. Had top quality furniture and was in an excellent setting.

Rated by Mrs McGuinness reviewed on 9th December 2014

We stayed from Saturday 29th November until Tuesday 2nd December. Beautiful cottage. Extremely well equipped. All fixtures and fittings of the highest quality. It was spotlessly clean on arrival. The owners had left us an Anniversary card and Thornton's chocolates which was really nice and thoughtful. There were also bottles of wine for us to enjoy and a pint of fresh milk in the fridge along with sachets of tea/coffee and sugar. The log fire was simply lovely and an absolute delight to watch instead of the television. There were a lot of books, magazines and dvd's on hand too which again was a very nice touch. On our first night we heard a tawny owl hooting away. The night sky was clear and it was amazing how the stars looked big and so close. The owner had recently bought a telescope and had left it for guests to use. There was also a pair of binoculars - again all nice touches. Sheep grazed right next to the garden fence. The tea room in the village of Falstone - a couple of minutes walk away - do a lovely full breakfast (other meals on the menu too) - even dogs are allowed in which our dog, Stella, loved being fussed over by the other customers. The Kielder dam was a delightful walk away accessed from the rear of the garden. There was a car rally in full swing on the Sunday and one of the drivers had an accident so we witnessed the air ambulance landing to pick him up. We will certainly be back to this cottage in the near future and will recommend it to everyone we know!

Lovely peaceful location but not isolated. The cottage was very thoughtfully equipped and it was clear that the owners took a lot of pride in providing a good experience to customers. It was a lovely cottage and really good to be able to take the dogs.

The welcome pack left by owners was a unexpected bonus, good location of cottage. There was stunning scenery, good walks and abundant bird/wildlife. Thoroughly enjoyed a visit to Observatory.

Felt comfortable and relaxed. Very thoughtful owners ensured we were OK throughout our stay. Beautiful flowers and wine to welcome us. Highly recommended.

Rated by Miss Anthony reviewed on 6th July 2014

Fantastic property, particularly like the fact that the garden was enclosed for the dogs. Will certainly book again.

Rated by Mrs Smith reviewed on 27th May 2014

We loved the garden with a lot of birds, the kitchen was fine and the living room also. There was a lot of information in the house about things to do in the neighbourhood and there were lots of DVD's for a rainy day

Rated by mrs Haven reviewed on 21st May 2014

Well equipped cottage in a beautiful tranquil location maintained to a very high standard. We were made to feel welcome by the owners in the clear details awaiting us and this was enhanced by the two bottles of welcome wine plus small amount of welcome provisions. The cottage is in a very peaceful location but not too far from interesting places to visit

Excellent location, appreciated welcome gifts, amenities close by. Great variety of outdoor pursuits nearby. Log fire. Full laundry available. Peaceful and relaxing.

Rated by Mr Moore reviewed on 28th April 2014

This was the first time that we have stayed in Northumbria. Upon arrival we were exceptionally pleased with the clear and concise written directions to the property. All facilities were within reasonable distance at Hexham, where we did a large shop prior to arrival. I must say that the fire in this property was the easiest that I've ever lit. A first class installation!

Rated by Mr Powell reviewed on 8th March 2014

Well positioned house, great access to a multitude of walks from the doorstep. Very quiet and peaceful, cleaned to 5 star standard. Great attention to detail. Our twelve year old son said it was the best house ever. Would love to visit again.

Thoroughly enjoyable and peaceful break, will recommend, and definitely be back!

Rated by Mrs Shreyhane reviewed on 23rd November 2013

On arrival the property was cleaned and furnished to a 5* standard everything was immaculate the oven was so clean it looked brand new! The owners had gone out of there way to make sure we had a warm welcome by leaving us gifts of fresh flowers, wine, coffee etc, soap and they even provide a pay as you go mobile phone for guests to top up and use as not all networks work out there, my T mobile was fine but my husbands O2 wouldn't work but this wasn't a problem. The property also has wi-fi. We have spent the last 13 years looking for a perfect holiday property to suit both my husband and i and also our 13 yr old dog. Hartam house ticked all the boxes and more! Unlike a lot of dog friendly property's you are not hit with rules and regulations of what your dog can and can't do making you feel like your dog isn't welcome. This is the perfect property for dog owners and walkers the property is surrounded by walks so our dog hardly needed to be on a lead. There is a walk starting from the end of the garden (approx half a mile long) which takes you directly to Kielder waters where you can walk 26 miles around the lake. Or you can spend the day relaxing in the property in front of the log fire! My review is mainly aimed at other dog owners but in the visitors book inside the property it is filled with nothing but amazing reviews a lot of them with children so it is a property that would also suit family's. We are so in love with the property and surroundings that the day we got home we booked to come back again and hope to have many more holidays here.

Rated by Richard764 reviewed on 21st November 2013

The property was cleaned to a 5* standard. A lot of effort had been put in by the owners to ensure we had a comfortable stay. This property has everything we have spent the last 13 years looking for in a holiday property. The hardest decision we had was did we go out to explore the amazing surroundings of Kielder Waters, and the Scottish Border, or did we stay in light the log fire and enjoy the house and its views! We arrived home yesterday and have already booked one of our first of many trips back!
