Very homely cottage and the gesture of the carrot cake was most appreciated.

The accommodation is amazing, so peaceful. It was a lovely place to stay and will definitely be going back. Absolutely love the character of the property and the attention to the small things are great too. My kids loved the underfloor heating after the shower and I thought the electric curtains were great.

The cottage is lovely, with everything you could want. Everything was perfect for our Christmas stay. The owners were on hand to make our stay as perfect as possible. The Barn is situated within easy distance to go out and about. We would definitely recommend it and would love to go back again.

A warm welcome with home made carrot cake, flowers and milk provided for us was great. Beautiful converted barn with all the facilities we needed. Comfortable beds, efficient central heating, wifi, a good range of books and some DVDs. Excellent farm shop that seemed to stock everything and of good quality close by. It also has a cafe with good quality reasonably priced food.

The Barn is beautiful and very much felt like a 'home from home'. We will definitely be going back, this is our second time at this Barn!

We Loved the Barn. It was well equipped, very clean, light, airy and quiet. The walk in wet room in the utility was a bonus - it had loads of space, and I loved the galleried library. There was lots of local information available too which was great. It was very easy to get to the coastal areas, market towns, the broads and the forest parks. Overall a very good holiday and would recommend Ducksfoot Barn to anyone wishing a bit of peace and quiet - a great base to return back to after a day exploring.

Lovely welcome, the owner came over and introduced herself (very friendly) and gave us local information as to the nearest shop and places of interest, and where we could walk our dog. We were lucky with the weather and enjoyed trips along the broads and a visit to a few beaches amongst other things. Made to feel very welcome and the place was lovely, very well equipped.

The warmth of the welcome, the lovely cake and flowers and the beautifully renovated barn.

This property would have been rated higher than excellent if there was a category. We have told friends and family about the property, ideal for a quite away from it all holiday. We hope to return in the future. There was even home made cake, milk and flowers upon our arrival, lovely hosts and one of the best properties we have ever stayed in!

The warm welcome we received upon arrival set the scene for the week. Ducksfoot Barn is situated in a beautiful area which is great for walking, with plenty of footpaths, also not far from the sea and the Norfolk Broads. For those who like to see the wildlife there are plenty of Deer, Hares and a marvellous assortment of birds around including Ducks on the pond at Ducksfoot. Dogs are made very welcome which was ideal for us. The bedrooms, both en-suite, are extremely comfortable as is the big lounge with a large dining table and there is a wet room with a shower, toilet and white goods. The kitchen is large and very well equipped. Overall, a home from home which we would highly recommend.

The layout and décor of the barn were fantastic and the open plan design was exactly what we were looking for. The owner made us feel very welcome. The garden was quite large and enclosed. We had a wonderful 5 days, and would definitely recommend to anyone looking for a relaxing break in nice surroundings.

Ducksfoot Barn was beautiful, much nicer than the pictures. Under floor heating was very nice, and all the rooms were lovely. Had enclosed large garden. The owner was very friendly and helpful. We thoroughly enjoyed our stay here, and would definitely come back, and recommend to friends. My now fiancé proposed to me in Ducksfoot Barn, and it was absolutely perfect. Hope to go back one day.

It was a lovely barn conversion, very well thought out property! We would definitely describe it as home from home! The information left with the barn was very useful, and the barn itself was very well equipped! We definitely wanted to move in for good after our stay, but the next best thing was to book it for the same time next! A wonderful holiday let!

This is a lovely 2 doubled bedroomed property, each having private facilities. We were greeted by the owner on arrival and given tea, cake and fresh eggs from the chickens at the farm. There were fresh flowers on the dining table to underline the welcome. The view from the spacious well equipped kitchen was of the pond where the ducks and ducklings were a delight. The two weeks we spent at the barn flew despite the inclement weather which deprived us of having a BBQ on the lovely patio. The barn is well situated to enjoy numerous footpaths and visit nearby villages. There is a park and ride quite near for visits to Norwich and no difficulty in parking in the many towns in the region.

A perfect place for a perfect holiday. Very dog friendly.

The facilities were A1, the whole experience including the weather was exceptional. As this was our first time booking a holiday cottage and did not fully know what to expect we were all pleasantly surprised with this property. The owners and the surrounding areas had a lot to offer. We were left to enjoy ourselves throughout and had access to the gardens and BBQ, even the dog enjoyed herself here and soon settled. My sincere thanks go to the owners who made us so welcome and to Sykes for making the arrangements so easy to complete. We would definitely recommend to others and probably will go again ourselves.
