Necton 2 miles. A stylish, first floor barn conversion, peacefully situated in the tiny rural hamlet of West End, 2 miles from Necton and 5 miles from Swaffham. Carefully renovated to retain much charm and character, this homely property boasts original beams and a warming woodburner situated on the original doorstep of the former farmhouse, while wonderful skylights frame picturesque views from all aspects. The pretty garden features its own babbling brook, leading to 2 acres of land where ducks and chickens roam free. Follow Peddars Way to the village of Castle Acre, absorbing the tranquil countryside, explore Bradenham Hall with its whispering arboretum and striking gardens or the pretty market town of Dereham, home to an array of shops, cafes and restaurants. A wonderful base for a romantic getaway. Note: This cottage is above Ref. 4368 and next to Ref. 3505, together they accommodate 13.
An impressive Norman church with a wonderful Jacobean pulpit dominates the village of Necton, between the bustling market towns of Swaffham and Dereham at the heart of Norfolk. Necton offers a village store with a butcher's and post office, and the pretty market town of Dereham is just six miles away with its wider variety of shops, pubs and restaurants. A local farmers' market is also held there every fortnight that showcases the fabulous local produce. Visitor attractions nearby include Bradenham Hall, a splendid Georgian house with over 27 acres of beautiful gardens, that is rumoured to have been visited by Lord Nelson; the infamous Peddars Way; the Norfolk Coastal Path, and over 90 peaceful miles of beautiful Norfolk countryside for walking, cycling and horse riding.

Picturesque rolling Fens, unspoilt beaches, and pretty waterways in East Anglia is a dream holiday destination. Norfolk offers beaches, saltmarshes and quaint villages whilst equally as charming are the coast and countryside of Suffolk.
The property is in the centre of Norfolk roughly equally distance from the east, west and north coasts. It is reached by a couple of miles of single track road. At the start of this road there is a Co-op so you can pick up provisions. The Hayloft is the top half of the building you see in the photographs so anyone with mobility issues would struggle particularly as the doorway between the lounge and bedroom is extremely low and anyone above average build would have problems using the shower room / wc. Other than that it is a comfortable accommodation with everything you need in the kitchen and a wood burner in the lounge. The only issue I found was that the Information Book was not on view and when we eventually found it there was information that was out of date.
The owners were very friendly, and the accommodation is comfortable, clean and well stocked. The gardens are gorgeous and tranquil. We would definitely book again, it was a thoroughly enjoyable experience.
The owner of The Hayloft was very friendly, very relaxed break in wonderful surroundings. The sun house was especially magical.
The accommodation and gardens were beautiful. There was always somebody on hand if you needed anything and we had a very relaxing weeks holiday. We wanted for nothing.
We really loved the let and the peace & tranquillity. Loved our own little summer house. The owners were great and very helpful.
The remoteness, the tranquillity and the friendliness of the owners was second to none. I would recommend this property to anyone. We are certainly coming back.
A truly fantastic place to stay, a very warm welcome from Tony when we arrived. Milk in the fridge for a cuppa tea, and even biscuits. The Hayloft is in the perfect location for touring Norfolk, and in a very quiet location. The kitchen had all the pots, pans, dishes etc that you will ever need. We will go back sometime in the summer and enjoy the patio that overlooked the brook. All in all a beautifully maintained Hayloft and surroundings. Even though we got our check out day wrong, Tony and his wife were extremely nice about it,. We will be back.
Loved this holiday rental. Lovely accommodation, all you need for a base to come back to after a day exploring. Owners very friendly and helpful. Situated on a farm with horses, hens and 'laughing ducks'. Your own private space outside. Ours was a decked area by the stream that runs through the property with a small summerhouse. Table and chairs for 2 to have a glass of wine in the sun. Nearest pub and shop a car ride away, approx 2 miles. We used the Windmill to eat on a couple of occasions. Norwich not far away, lovely place to visit. A trip on the broads is a must. I would use this rental again and recommend it to others.
Very comfortable and cosy accommodation to return to each day. Lovely setting on farm of horses, chickens, rabbits and 'laughing ducks'. Stream running in front of Hayloft and Haybarn accommodation. Each apartment has it's own private garden. We had the summer house and decking with tables and chairs facing well kept lawn, bridge over stream and willow tree. Tranquil and peaceful stay. Easy access to Norwich and Wroxham where we had a trip on the broads. Norwich is a lovely city, you need plenty of time to explore, so much to see. A maze of cobbled streets and interesting shops plus castle and museum. Visited old friends in Swaffam and family in Holbeach. Enjoyed every minute of our week. Very friendly welcome from the owner of the property.
The Hayloft was just what you want for a nice relaxing holiday and the owner was always helpful and friendly.
Peace tranquility you will find this all here we watch the hens and cockerels. We named him bruiser but he got a better name from cherri Middleton forest gump He runs like crazy. Lol Fresh eggs every day farm opposite selling produce Owners delightful The windmill worth a visit great food
We had a lovely welcome by the owners. The property was a little hideaway retreat, I could of made it my home and didn't want to leave. It was a central point to all areas to the coast.
Lovely clean and well furnished cottage. Lots of storage space for our own belongings. Tea tray with biscuits on arrival was a lovely touch.
This was the best equipped holiday rental that I have stayed in.
We had a lovely few days at the Hayloft and enjoyed the accommodation, views and location. It was very central to a lot of places. The whole experience felt very homely, and the local area was great for walking. We would definitely go there again.
This cottage was very quiet and peaceful. the owners very helpful ,nothing was to much trouble very central to visit sights in Norfolk be warned a noisy cockrel as you were on a small farm
A quiet, relaxing area. The owners were helpful and friendly. Milk and biscuits were provided which was nice touch.
It was very peaceful and central to all the places of interest to us. We would be pleased to stay again.
The cottage was excellent, especially the kitchen which is important whilst self catering. The woodburner was amazing and heated the whole cottage.
Fantastic location and the owners are a lovely friendly couple.
It was a very peaceful and relaxed environment with farm animals free ranging in the grounds. The owners were very welcoming, friendly and extremely helpful. The Hayloft has been lovingly restored and was very comfortable.
Though a little off the beaten track, the location is actually very convenient for touring by car. The accommodation is well-appointed, comfortable and provides a relaxing, rural atmosphere in the evenings. The owners are on hand and very helpful. The only real drawback is the provision of a breakfast bar with high stools instead of a kitchen table and chairs (no room for the latter). We recommend the accommodation highly and would re-book if on holiday in the area again.
We enjoyed the setting and the peace and quiet. The owners were friendly and helpful.
A pleasant and convenient location at a reasonable price.
Home from home in peace and quiet.
Lovely situation in fantastic countryside! Plenty of different walks - fantastic for dogs! We will definitely be going back!
A very peaceful, rural tranquil area with enabled us to relax easily. Also, very useful jumping off place for visiting parts of Norfolk in the North and West. The owners were pleasant helpful approachable people.
Everything was great! We enjoyed our trip very much and our hosts were fabulous.
Good location in very pleasant surroundings. Very helpful owners.
The absolute peace and relaxation of the location of the property. We take our dog and there is access granted by the local farmers to the many fields straight from the door. The countryside is beautiful and it's in a great situation to explore that part of Norfolk. The owners are very friendly too. Altogether, fantastic place!
The location of the property and the peaceful surroundings.
The property was just what we were looking for, great for a quiet peaceful break in the country and lots of walking available. The people who owned the property were very welcoming, would definitely stay again.
Friendly greeting. Very quiet and pretty surroundings.Well equiped but the bed was a little hard. We also think that the kitchen stools would have been better with backs and padded seats to them. Loved the eggs. Good base for touring.
The hosts were very friendly and helpful without being intrusive. I enjoyed the company of the chickens and geese and especially visits from the family cat. The situation of the cottage was rural enough to feel that you were completely away from everything but only a few miles away from either town, city or coast.
Peaceful location in nice grounds. Loved Norfolk.
It was a very enjoyable holiday; the accommodation was all we could have asked for. the gardens with the stream and duck, chickens and horses were so relaxing in an area of natural beauty.
The cottage was well out in the country taking you away from the hustle and bustle of town life. The owners were very pleasant and helped to make the holiday the break that it should be.
Everything was perfect from the idylic settings, to the highest standard, and to top that the warmest welcome, brill

We found the environment to be very pleasant, well situated and convenient for touring North Norfolk. The owners were very welcoming and friendly.
The garden with all its livestock was delightful.
The wood-burning stove was a bonus. Surroundings luxurious and well-maintained. Helpful owners. Quiet country lanes for cycling and walking.
Very friendly. Lovely welcome pack on arrival. The Owners were always on hand if needed.
