Four bedrooms: 1 x large family with double & 3 single beds with en-suite shower, basin, WC, 1 x 4' double, 1 x large family with double bed & 3 single beds with en-suite shower, basin, WC, 1 x adult bunks, 1 x single sofa bed on spacious landing. Large ground floor wet room with shower, basin, WC. Large living area with solid oak flooring, quality kitchen, solid oak dining table & chairs (seats 16). Sitting area with woodburner, French windows & spiral staircase. Note: One of the family rooms can be accessed via internal steps or external staircase.

Location Details

Situated between Leek and Ashbourne, Ipstones is an attractive rural village on the western fringes of the Peak District in lovely moorland countryside. The village has a general store, post office and some public houses that serve food. The countryside of the surrounding area offers some excellent walking opportunities, with miles of moorland hikes and woodland trails, Dovedale, the Churnet Valley and The Manifold Valley are all close by. The National Trust properties of Lyme Park and the Ilam estate, Chatsworth House and Park and Blackbrook Zoological gardens (home to Britain's largest bird collection) are just a few of the attractions close to Ipstones. Its central location to so many attractions make this a fabulous base to enjoy the region at any time of year, and provides a perfect setting for a family holiday.

The ultimate in "year-round" appeal, the Peak District offers countryside, picturesque villages and magnificent scenery. It touches upon six counties and encloses 555 square miles of open moorland, flowing rivers, and wooded dales.

The huge open space downstairs - cooking, eating, relaxing and the division of the upstairs into 4 bedrooms. Three bathrooms was great for 14 people.

Loads of child friendly places to go with our 5 little girls aged between 2 and 7 in beautiful countryside not too far away. Great open plan area downstairs in Bottomhouse Barn - space for everyone within sight of everyone. The horses at the end of the garden were a great attraction.

We had a fantastic weekend at Bottomhouse Barn. The property was very well equipped and finished to a high standard. The beds were really comfortable. The owners were great too, very welcoming and knowledgeable. The barn is close to the national park with plenty to do nearby. We'd definitely recommend Bottomhouse Barn to anyone.

The barn is beautiful, lovely setting and views and nicely done inside. The layout of the barn is great for large numbers, you can all sit around the dining area and living area. The hot tub was a good touch, definitely advise and is great looking out over the countryside. Would visit again and all of the girls want to book against for next year.

Beautiful living space, long kitchen table was perfect for our party, and sofas and chairs were very comfortable, and wood burner very good. Crockery was very high standard. Bedrooms were all clean and spacious. Bathrooms very clean, and downstairs shower very impressive!

There was enough space both inside and outside for all of us, 3 families . It was excellent and was just what we needed for the week. It was within travelling distance of a lot of attractions and things to do for the kids.

We had a wonderful time at Bottomhouse Barn! It was beautiful accommodation for my hen party and we thoroughly enjoyed sitting in the hot tub looking at the night sky. The kitchen was well equipped and we were able to enjoy lovely meals around our adrenalin-fuelled trip to Alton Towers.

The property was just gorgeous & comfortable. The owners were lovely too and very helpful. They had left a birthday card and bottle of wine which was a lovely touch. The views were gorgeous, it was so peaceful and the hot tub was an added bonus. All in all it was a perfect birthday weekend away with the girls. Would highly recommend!

The beautiful surroundings, the quality of the property and the decor. The owners of the property who were 'on site' were very helpful - helping us to light the coal burner fire in the evening!

We were 15 adults and the living area was absolutely perfect - open plan with plenty of seating and the kitchen, dining area and living room all joined. It was the perfect space for us all to be together and relax.

Bottom House Barn was excellent; you could not fault anything about it. The decor was very modern and was clean and well presented. The garden was huge and great for the kids to play sports and games and the hot tub was just an added bonus to top off a great place. We had a great family holiday here and will definitely be returning in the future.

The owner is an exceptionally nice chap who was enthusiastic about the property and the beautiful surrounding areas. We were a party of 13 and we made to feel very welcome at the lovely Bottomhouse Barn. The open-plan living area was perfect for entertaining large groups yet sufficiently secluded to have some good fun.

This was the first time we had booked a self-catering property. It worked fantastically well as our baby grandson had plenty of space to crawl about safely and could be put to bed to allow his parents some evening time to relax.

The Barn is in a good central position to access lots of attractions but far enough away from the towns to still be peaceful. The owner lives at the site and is a mine of information and tips on places to go and see, a very nice man!

The Mermaid Inn is a 10 min drive away. It is a great pub but ask for a table with a view to avoid disappointment. Re-cycling bins were provided outside the property which was great.
