Comfortably furnished throughout to provide accommodation suitable for a romantic break or family getaway, this Ashendon cottage boasts stunning panoramic views. The cosy beamed sitting room at this Ashendon cottage offers a warming open fire and door to the rear garden, while the kitchen houses an AGA, making this cosy room the heart of the house. Linger over a home-cooked breakfast in the dining area, as you take in the views of the surrounding countryside, or sit outside with a coffee and the paper, and relax in the large garden, complete with furniture, BBQ and many fruit trees. The village of Ashendon, just a 10 minute walk away has a traditional pub serving excellent food and real ale, whilst the village of Cuddington has a shop, pub and Post Office set around the village green. The ancient market town of Aylesbury is steeped in history, boasting a cobbled square and The Roald Dahl Museum and Story Centre, whilst a little further afield the Chilterns offer many lovely walks and cycle routes. The Home Counties comprise the counties that surround London and include Bedfordshire, Berkshire, Buckinghamshire and Middlesex. Although mostly built up, they include some fabulous scenery and attractions which are well worth a visit.
We absolutely fell in love with Orchard Cottage. We have stayed in many holiday cottages but this is the most beautiful spot we've been to. Sitting in the conservatory in the morning, watching the sunrise over the beautiful landscape, the red kites... a cup of coffee and nothing else matters... The spotlessly clean little house offers everything you need, cosy beds, two cosy chairs in the living room and a perfectly equipped kitchen with an aga. We recommend Waterperry Gardens. Thank you to Vanessa and Richard for inviting us to the wonderful "Open Pub" in the beautiful St. Mary's church. We loved meeting you and the neighbours. We'll be back soon!
Orchard Cottage is a lovely place to stay. Very spacious for our family of 5 (2 adults, 2 children and a baby). The garden is huge and very much enjoyed by our two girls aged 8 and 11. Lovely views and a nice quiet place. We would happily stay again any time. Thank you Mr and Mrs Bates for making us welcome and the addition of the home grown plums.

Lovely cottage in a fantastic area for visiting stately homes and gardens. We felt at home as soon as we walked in the door. Having stayed in cottages booked through Sykes Cottages before, we had great expectations and we were not disappointed in any way.
The cottage owners were very welcoming. The cottage itself was very attractive and one felt at home immediately. The views from the sun room were beautiful. Generally a good feel to the place.
The cottage is set in beautiful countryside with lovely views. There was a heater in the conservatory, so we could have breakfasts out there even in the coldish weather. The Aga was cosy as was the log fire. The cottage was spotlessly clean, the beds were comfortable and the atmosphere was very relaxing. There were very good pubs nearby, serving excellent food.
It is a romantic handsome house with a wonderful peaceful view of the countryside, perfect for families. Very clean house with lots of equipment. We spent a lovely week there.

Orchard Cottage is excellent throughout, very well equipped, and spotlessly clean. The views out over the rolling hills are fabulous, and there is an abundance of wildlife to watch from the cottage. We stayed just one week at Orchard Cottage, but could easily have filled a second week, and would have loved to have stayed longer. We'd definitely hope to stay there again.
Orchard Cottage was the perfect base from which to explore Buckinghamshire and Oxfordshire. It was the perfect home from home, spotlessly clean, beautifully presented, and very well equipped with every home comfort we could imagine. It even had an Aga in the kitchen, and an open fire in the living room. The friendly owners, Mr & Mrs Bates, live nextdoor and were always nearby if we ever needed them. There was a family bathroom upstairs, and a shower room and toilet downstairs, giving everyone plenty of space. The views from the conservatory adjoining the kitchen were fabulous, looking out over the little orchard, open fields, and rolling hills beyond, and made a perfect place to enjoy breakfast, or just relax in the afternoon whatever the weather. The views from the bedrooms were equally tranquil, and there is something quite special about drawing the curtains in the morning and seeing a cow gazing back at you ! The countryside around Orchard Cottage is teeming with wildlife, and in particular we enjoyed watching the red kites gliding overhead, along with the pheasants and swallows at the orchard. There were plenty of shopping facilities a short car journey away at Thame, and local shops in nearby Cuddington and Brill. We chose to eat out most evenings and found excellent cuisine at The Mole & Chicken Inn at nearby Easington, and the Crown at Cuddington. The Akeman Inn at Kingswood on the A41 was also excellent. We found that there was enough to do and see in the immediate area to more than fill the week we spent at Orchard Cottage. We chose to visit the nearby magnificent Waddesdon Manor, along with the beautiful Blenheim Palace, Claydon House, and the fabulous Stowe gardens. We also ventured as far as Windsor in just over an hour, and also into London in just under 2 hours. We could easily (and willingly !) have stayed an extra week to visit Oxford, Stratford, the Aylesbury steam railway, and explore some of the picturesque local villages, and much more. We thoroughly enjoyed our week at Orchard Cottage, and along with the glowing references from all the other former guests in the Visitors' Book at the cottage, we heartily recommend it.
The views from Orchard cottage were lovely. and it was a joy to have our evening meals in the conservatory, looking out at the countryside,with swallows swooping over the orchard. The owner was very welcoming.

The cottage was perfect. We sat in the conservatory every night and ate our meal while watching the sun go down - the view was wonderful. The cottage was very well situated for our two trips to Bletchley Park and Oxford but there were a lot more places to visit equally close by. The cottage was warm, the beds very comfortable and there was lots of hot water. The kitchen was very well equipped and the aga was lovely.

This is a cosy, very comfortable cottage set in outstanding scenery. The sitting room was charming and warm with a lovely open fire. We really enjoyed having all our meals in the conservatory - sunny in the mornings, atmospheric with candles in the evenings. The Aga was wonderful to cook on, and the kitchen was imaginatively equipped with even an Aga cookbook to help us. The bedrooms were spacious and very comfortable, and there was lots of storage space. Everything we could possibly need was provided. Walks from the cottage were superb.
This was the perfect cottage for our Christmas week. The Aga makes the house warm and cosy all the time and was a pleasure to cook on. The conservatory has wonderful views all around and was a delightful place to eat our meals - sunny in the mornings, atmospheric with candles in the evenings. Bedrooms and beds were light, spacious and comfortable, and there was lots of storage space. The open fire was of course wonderful. The cottage is imaginatively equipped with everything we could possibly need, including a cookbook to guide us with the Aga, clothes pegs, cleaning materials, wood for the fire, and equipment to keep the place clean.
Stunning views from every window. The location was a perfect base from which to explore the surrounding area. We had a relaxing holiday and especially enjoyed sitting in the conservatory watching the red kites circle overhead, the cows in the next field and the trains.

A lovely, cosy cottage, fantastically kitted out and with an open fire which was a real treat. The views from the conservatory were wonderful, directly facing the sunset and watching the flocks of starlings doing their roosting dance, red kites overhead. Easy access to a number of reserves and also Oxford. Perfect break for the family. Would definitely stay again.
