Prospect House, Rookhope

Prospect House is a double-fronted, detached cottage situated in the charming former mining village of Rookhope, six miles from Stanhope in County Durham. This cottage sleeps ten people in five bedrooms, consisting of two doubles with en-suite, another double and two twins, as well as a bathroom. The cottage also has a kitchen with dining area, a sitting room and a snug. Outside there is off road parking in a garage for two cars, as well as additional roadside parking at the front of the property. There is also a lawned garden with a patio and furniture. Prospect House is a great base with plenty of walking and cycling routes in the area.

Lovely house but could do with a good clean. We stayed for a friends birthday, location lovely but disappointed with the kitchen, the oven and oven door were dirty and so was the fridge, it was unclean with hairs left in it, clearly hadn’t been cleaned. The floor also wasn’t clean either and I couldn’t even go bare foot. There was a foisty smell aswell which I understand if it’s not used but you would think it would have had a good clean before we arrived, the downstairs toilet hadn’t been flushed in a while either and took a few times to get rid of the black at the bottom of the toilet. Plates didn’t seem clean either and the glasses had a funny smell. Upstairs was much cleaner and beds were so comfortable. Probably wouldn’t stay again

The house was beautiful and well equipped for our 10 guests. Location is perfect for weardale adventure centre and there is good access to local towns, Derwent fishing and the most gorgeous sceneries. We all enjoyed the array of board games and football table and the owner is more than accommodating. The beds were super comfortable 2 bedrooms with ensuite's. The rest have access to a beautiful large bathroom. I would recommend this property and hope to stay again in the future

We stayed for New Year 2019/2020 as a group of friends with young children. The house is large, spacious and well equipped. It's warm and very homely with everything you could need. The village is lovely and the pub is well worth a visit, with beautiful walks all around. There is plenty to do and it's a great place to go and recharge your batteries. Would definitely recommend, and we'll definitely be back!

Absolutely fab house for a family Christmas 9 adults really cosy and beautifully dressed for Christmas Kitchen/diner brilliant it meant we all could be prep and nobody felt isolated it was also really well equipped everything we needed definitely a home from home would definitely recommend this property Tried to book for next Christmas but unfortunately for us it's already booked

We had a lovely weekend at Prospect House all the family age from 3 to 86 for a surprise birthday party for my sister. Cottage was lovely and warm and space was great for all of us plenty of utensils etc great for all the family 10 in total all to be together will definitely be back.

We have just spent a week here in this beautiful house and had a fantastic time House has everything you could possibly need for a family stay. We have 4 children Ages 13,11,9 and 3 We all had plenty of space and the playroom was an added bonus which the kids loved and it meant we could watch some TV in the living room when they were playing Great base to do lots of things eg Diggerland, Beamish, Bowes Museum, Kilhope Lead Mining Museum and Sci Fi museum in Allendale Would love to come and stay here again

We had a lovely stay at Prospect House - a great place for a group of friends, clean, spacious, well-equipped kitchen, nice big table, conveniently located for Hadrian's Wall country (45 minute drive to Vindolanda), plus local walks from the front door. We had a toddler with us, and the playroom and toys were very welcome (plus there's a good playground 5 minutes' walk away). Great heating system - nice and warm on what was a very cold weekend.

We came away on a holiday with the family: 8 adults, 1 four-year-old, 1 three-year-old, 1 18 month-old and 1 newborn. We had a really fun time staying here, but one or two small issues that could have been easily sorted. Positives As a location the village was stunning and the surrounding walks were lovely. It was so nice to be outside so much of the time as we were very lucky with the weather for the time of year. The rooms were really nice and spacious, and the bathroom was a good size too (especially considering there were two ensuites). Having the use of a travel cot there was great as we only had to bring one ourselves. The downstairs was nicely spaced with a small playroom and a comfy 'adults lounge'. Also having the living space in the kitchen-diner was great as we could all be in there, or spaced out for peace and quiet. The kitchen had all that we needed in terms of cooking utensils, washing machine, dryer etc. which was especially good for how many children we had with us! The slight drawbacks: Having a caretaker nearby was great as, in theory we could resolve any problems very quickly. However getting in touch with him was problematic as there was no landline and no mobile signal. The phone box in the village wasn't working, so it did make things more tricky. This proved more of a problem when the village had a power cut. As we didn't have a landline (and no wifi with the power out), we couldn't find out how long the power would be off for. This was an issue with having a newborn baby there, and the stove is electric so we couldn't boil any water, and the heating required electric to work. Considering we are all from very rural backgrounds, it would have been easy to not be bothered by something as small as a power cut at home. But here the torches provided didn't work, the house got steadily colder and there were no backup measures for heating the house. We didn't have a way of cooking any food with it being an electric stove, or a way of heating bottles. A simple camping stove or something would have solved this problem (perhaps left in a locked box which the caretaker could come and unlock in the case of a power cut?). Being unable to contact anyone to find out when to expect the electricity to be back on was an issue too. Perhaps a landline could be installed? Thankfully the pub landlord was great - he gave us a load of wood so we could make a fire outside to boil a kettle. The DVD player in the play room worked well, but not the one in the front lounge unfortunately. As one of the children was sleeping in the playroom we struggled to connect to watch a DVD in the evening. Also the TV in the front room wasn't properly fitted onto the bracket - perhaps something to look at from a health and safety point of view? The dishwasher stopped working properly while we were there but it was very quick for the caretaker to come round and organise for an engineer to come out. Overall we had a really fun time, but there are one or two things that could have been improved (especially regarding provision for power cuts).

The cottage was used for a family long weekend. There was plenty of space for everyone and the children's play room was a huge hit with my 2 grandchildren. The location was excellent, and made better with the snow. Having a really friendly pub with great beer one minute away was just the job. Would highly recommend this cottage.

Prospect house provided a great place to stay for a family get together! Every room in the house has been finished to a high standard and looks very impressive as soon as you walk in. On a weekend where it was freezing outside with a lot of snow showers the house felt warm and cozy and was the perfect setting for a few days of relaxation! A lot of thought has clearly been put into the house when setting it up as a holiday let. It gave everyone a chance to be together but also to have their own space. The kids loved having their own play room and the lounge was big enough for everyone to sit in together. The highlight for us though was the huge kitchen which became the hub of the house. The village is really friendly with a great little pub literally a 1 minute walk away. Paul the caretaker was nearby to help with any queries and made us feel very welcome. Hope to go back soon!

We had a great holiday staying in the lovely village of Rookhope. Prospect cottage was amazing. It was spacious and very warm. Our holiday ran smoothly and we were impressed with excellent communication and organisation from Sykes cottages. The owners and caretaker were particularly helpful, friendly, and obliging. The beds were very comfortable and the bedding like everything else in the cottage was of good quality. The kitchen was well equipped and very spacious, and the washer and dryer were a godsend as it snowed whilst we were on holiday. We would definately recommend this property to others. Excellent value for money.

The cottage was absolutely amazing! I had booked it for a group of us, so was worried what it would be like. We all loved it and couldn't fault anything about it! All decorated to a high standard with more than enough crockery/cutlery for everything. Situated close to a lovely country pub! Would definitely recommend!

This holiday home was amazing! Exactly how it was describes and would highly recommend to anyone! Would happily stay there again! The caretaker was lovely and the local people were friendly. Lovely place with high quality furnishings and crockery to use! Thank you for a brilliant stay!

The House was finished to a high standard. There was six of us staying plus one dog and there was plenty of room. Lovely quiet location with lots to see, I recommend Prospect House.

The owner had provided everything you could ever need; this is the best equipped property I have ever stayed in. The heating was very efficient as it turned out to be a very cold week. It was a perfect house for a large group offering three different rooms if the needs of the guests were different. all very comfortable. It was dog-friendly without it being obvious that dogs had been there. Fantastic property!

Prospect House is classy & of a very high quality. If you are looking for large & spacious accommodation with fantastic facilities , then treat yourself to a stay at Prospect House. No expense has been spared in the fittings & furnishings & cleverly designed living areas, which create a wonderful luxurious home from home feel. The local pub is very welcoming & hosts regular quizzes & activities. The caretaker of Prospect House is extremely helpful & was more than happy to make recommendations for local walks, places of interest ,general facts & local knowledge. We had a wonderful stay and all agree that we can't wait to return.

The cottage itself was beautiful and the pictures on this site didn't do it justice! Everyone who stayed with us for the weekend we were there was amazed by it and how good a price it was. Rookhope Is a beautiful little place and the locals couldn't have been any nicer to us. We would highly recommend this cottage to friends and family.

We had a fabulous time at Prospect House. This outstanding property had a warm and welcoming feel on arrival, the decor was second to non, comfy beds, crisp white linen, the kitchen was equipped with everything and more. The property is so vast everyone had chance to enjoy their own space, yet have the pleasure of being able to dine altogether in the hub of the house. It was pleasure being able to take our family dog who enjoyed all the walks straight off the doorstep. To have the Rookhope Inn a two minute walk away was just the icing on the cake, they served local ales, gave good banter with friendly locals and even the dog was welcome. This holiday let is on the doorstep to so many places, a visit is a must.
