The Hayloft, Newlands

The Hayloft is a first floor barn conversion, located on a working farm in the Newlands Valley, five miles from Keswick. The property can sleep four people in two bedrooms - two super king-size doubles (zip and link), both with en-suite shower, basin, WC and heated towel rails. The living accommodation is open plan, with a fitted kitchen, dining area and sitting area with woodburning stove (there are a separate utility, bike storage and kennelling area on the ground floor of the barn). Outside, there is a small rear garden and patio with garden furniture, along with off road parking for two cars. With wonderful walking available on the doorstep and spectacular views to enjoy, The Hayloft is an ideal romantic, rural retreat.

Small rear garden and patio with garden furniture. One well-behaved pet welcome. Sorry, no smoking. Shops 3 miles, pub 1 mile. Note: The cottage is accessed via rear steps leading to a level entrance by the garden. A ramp also runs to the entrance. Note: The owners provide a steel kennel/cage in the utility room for pets if required.

Location Details

The Newlands Valley has farms scattered throughout and is ideal walking territory with lots of different routes including low level valley walks and fell walks. Beatrix Potter's "The Tale of Mrs Tiggywinkle'' uses the Newlands Valley as its backdrop. Visit Braithwaite, Bassenthwaite Lake, Derwentwater and Keswick, all within easy reach.

Impressive mountains, open fells and clear-water lakes, the Lake District has it all. From walking in the mountains to exhilarating watersports or just a gentle cruise on a steam-powered yacht, Cumbria is the perfect holiday destination.

Stayed here for a couple of weeks through spring and can't wait to come back!! Dog friendly, clean and fresh rooms. Well stocked kitchen and the log fire made the evenings really cosy and homely. Hosts were very friendly and accommodating. I saw the bad review about the beds but I thought they were super comfy. The cottage has safe parking and you can walk straight onto the fells for gorgeous walks such as the Newlands round. Its just set back enough that you don't get the masses of tourists on the same paths. Have already booked again for next year. I've attached some pictures from the walks we did from the peaks next to the cottage.

Arrived to one of the most stunning areas, the cottage however was disappointing-no soap in the cottage at all to be able to wash our hands before unpacking, lots & lots of flies. The beds were extremely hard to the extent we left earlier than planned. 3 glasses for the 4 of us. Beautiful area but the cottage could be so much better. Definitely 5* location but not 5* accommodation.

We wanted a remote cottage so that we could enjoy walking straight from the door. The Hayloft is in a wonderful setting with fabulous views from the windows. It was clean and very comfortable. We arrived late due to heavy snow and a log fire was waiting for us. Lambs were being born. Birds constantly visited the numerous feeders. We were made very welcome and John helped us out when our breakdown company failed to arrive until six hours after they were contacted. We intend to return.

The location of the Hayloft is very special, we thoroughly enjoyed our stay there and we were able to completely relax, not having mobile phone reception was a real bonus, we intend to return there.

Just returned from a fabulous week with friends. Excellent accommodation, ideally situated for walking, cycling, or just relaxing. Spacious Sitting Room, well fitted kitchen, two double bedrooms with en-suites. Oh, and a very handy store room where you can put your bikes etc. John & Fiona live in the working farm next door and they are very friendly and made us feel very welcome. Some people might regard the location as a bit remote but if you look at the map before you book you should know what to expect i.e. it's quiet and secluded with picturesque, easy walks to Littletown tea room or Swinside pub. We parked our cars by the cottage when we arrived and didn't move them until we left a week later. Walk to Hawes End and catch the bus to Buttermere etc or the launch on Derent Water to Keswick or elsewhere on the lake. Plenty of nearby Wainwright hills for more serious walkers. We'll be back. To Fiona and John apologies for this belated review of the Hayloft in Braithwaite from John, Celia and family who visited in early November last year. The Hayloft is a tremendous holiday cottage displaying all the attributes any guest could possibly wish for. From the welcome on day one to the time of our departure our seven day stay was a wonderful experience. Fiona and John were perfect hosts and nothing was too much trouble. Together with our black labrador pup Cole we all loved the isolation of the location and our many local walks (even in the rain) were thoroughly enjoyed. It is a perfect venue to use as a base to tour the Northern Lakes and nearby Keswick is an excellent lakeland town. The week we visited the weather was extremely wet and it was not too long after we left the serious flooding in the area started to occur. This meant we did spend more time in the cottage than we had planned but because the cottage is so lovely and cosy this extra time spent indoors was not the slightest problem. The two bedrooms with their own en suites with the living area in between is quite near to perfection. My wife totally loved the layout and would have been happy to have stayed longer. Would we recommend the Hayloft to a friend - Yes we most certainly would.

The Hayloft was very comfortable, clean, and well presented. The location was perfect for us, in a valley very close to Cat Bells, amazing walks and climbs from the door. The owners were friendly and helpful, but not at all intrusive. We enjoyed staying on their working farm. The beds were very comfy, bathrooms excellent, and it was a real bonus having the wood burner so we felt cosy on the occasional rainy day. We would definitely recommend this accommodation and intend to return.

The Hayloft is in a beautiful setting on a working farm with far reaching views over the Newlands Valley. Great - and welcoming owner who left us to have the quiet holiday we wanted but were on hand if we needed them. There are walks on your doorstep, Keswick is close by and many lakeside, hilltop and countryside walks are easily accessible. The cottage is cosy, clean, well-equipped and warm. In the cottage we found useful information on the local area and Fiona was able to help us with any additional questions. Enjoyed every moment of our stay.

The owners welcomed us on arrival and made sure we had information regarding the accommodation, directions to local points of interest, where to purchase food items and good food pubs. The property was exceptionally clean with all mod cons, and was situated in the most beautiful setting with amazing views from all windows. Eat in or locally, you would not be disappointed with the surroundings. The accommodation and location is perfect for dogs. It is somewhere we would recommend and where we will be returning for many years to come.

A fantastic well equipped, spotless cottage in a great location. The wood burner in the lounge heated the place quickly and made it cosy. There were great walks from the doorstep and amazing views of Skiddaw from the kitchen window. The super king size bed was really comfy and it was only a 15 minute drive into Keswick. Overall a great spot for exploring the Northern Lakes.

This was an outstanding property in a wonderfully remote location. Stunning surroundings and view. All facilities were excellent with a good selection of guides and maps to borrow and family games available. A perfect break was had by us all. The log burner within the property had the place toasty during the cold snaps we had and there were plenty of dry hardwood logs available.

From the moment we arrived all was perfect. The location is stunning and far enough 'out of the way' to be wonderfully quiet. But close enough to village shop and further afield to not feel cut off. Walks from your back door and the hills all around. Excellent hosts on a working farm. The property is 5 star and equipped to a very high standard.. There is a log burner to die for, with plenty of fuel, along with oil central heating. A spacious & homely environment. Both bedrooms have roomy en suite bathrooms, and great showers. The lighting within the open plan can be dimmed throughout, this we found to be a pleasant touch. The building is full of character but tastefully renovated with a crisp modern feel. Laminate flooring and carpeted bedrooms. Plenty of books, dvd's, games with guides and maps to allow you to explore or relax. Views from the windows are awesome. See attached photo's. A positively great experience. Cockermouth a few miles further North, offers a good deal too, well worth a look for shopping. Thank you Fiona and John.

This cottage is in a spectacular location with wonderful views. Being away from the nearest lakes, it is particularly peaceful, although still within each reach of popular tourist attractions. The cottage itself is superb, the layout of two en-suite bedrooms around the sitting room well thought-through, the furnishings of very high quality and the decorations charming. The terrace and garden are perfect for the occasional sunny day (!) and through the efforts of the owners the bird life is spectacular (we saw a woodpecker family: mother, father and chick, every day). The owners were very helpful.

The Hayloft is a recently renovated holiday let and everything is in tip-top condition. The owners are very friendly and helpful and I really enjoyed the touches of fresh flowers and posh biscuits! Located on a working farm, we took our dog with us and were able to do some cracking walks from straight out of the back door. I really appreciated the wi-fi too as it meant that we were able to keep in touch with 'the outside world'. I would definitely stay there again and would be happy to recommend it to friends and family.

The cottage was very well appointed and was set out perfectly for our family. The owners could not have been any friendlier. The stars when visible were not obscured by street lights, and the wildlife was ever present. As expected the walking was awesome, the cottage provided maps and guide books, which was very welcome.

We received a very warm welcome and the owners were happy to talk to us about the farm as thsy went about their work. The property was ideal for two couples with the luxury of two en suite double bedrooms. It had undergone an imaginative conversion and was well equipped. The location was superb and extra special as lambing was under way.It is difficult to find a criticism of this property as it is the best one we have ever hired.

Location, scenery, all superb. The Hayloft was extremely comfortable, warm and welcoming, would love to return. I like the fact that both bedrooms are en-suite. And that my husband with limited mobility was able to get in via a ramp with a rail. The owners are lovely too. A most delightful place we didn't want to leave.

The views were outstanding, it was so peaceful waking up each morning to the sounds of the birds singing. The attention to detail taken by the owners of this cottage are spot on, we arrived to the log burner alight which was really nice not to have to light the fire as soon as we arrived on such a cold day.

Amazing location with superb views. A very clean, comfortable, modern and well equipped cottage. The owner was very welcoming and helpful. It is a short drive down a rough track but well worth it. Other tracks from the cottage can be walked or cycled. I would very highly recommend this cottage to anyone wishing to visit the Lake District.

The Hayloft is the perfect place to stay whether you're on a walking holiday or a relaxing holiday. Nestled between the fells with no close neighbours except the sheep and the owners. It truly is an idyllic retreat. It was decorated and furnished beautifully, we couldn't have asked for anywhere better. We would definitely go back.

The Hayloft was absolutely amazing! We will definitely go back. The location is great, the views are incredible and the house is so comfy we were more than happy to sit in all night, have a few drinks on the patio outside and enjoy the log burning stove. Perfect getaway!

This was a magical location to get away from it all and walk in the mountains. WiFi completed the picture for us as we could maintain contact where there was no mobile coverage. The kitchen in particular was the best equipped of any we have ever stayed in.
