Also in the property is a fitted kitchen with a dining area, a larger dining room where everyone can eat together and sitting room with seating for eight and a woodburner. Outside is off road parking for five cars and a shingle garden with a patio, furniture and a barbecue. Within 1.4 miles there is a shop and 1.9 miles a pub. Situated on the River Great Ouse, Hadleigh Farm Barn is a lovely family holiday cottage at any time of the year.

On the River Great Ouse sits the famous mediaeval port of King's Lynn, which dates to the 12th century. The town is a treasure mine for history buffs, with large merchant homes, art galleries, museums, and the Custom House, a Grade I listed edifice that was constructed in 1683 by Henry Bell. The town still has its original winding streets and lanes, and it has good shopping options, including a mix of major chains and specialty stores, as well as a number of bars and eateries. The West Norfolk shoreline is easily accessible by car, and most of the surrounding Norfolk countryside has been designated as an Area of Outstanding Natural Beauty. Particularly Hunstanton is well known for its stunning beaches and sunsets. A number of locations along the coast provide boat excursions, and the Norfolk Coast Cycleway connects King's Lynn with Cromer. A short drive away is Sandringham, the magnificent rural residence of The Queen, and it is highly recommended that you stop by the spectacular Visitor Center there.
Have just spent a week at this property with our two daughters, husbands and children, nine of us in total. The property is situated in a very peaceful area and about 10-15 minutes drive from large supermarkets. However we, did an online shop and had it delivered which turned out to be an excellent move. The property is very spacious and we never felt on top of each other. The dining room has a very large table comfortably seating ten people with a further smaller table in the kitchen. There is plenty of space in the kitchen although we felt the oven and microwave are not large enough to cook for the number of people the property sleeps. The kitchen would also benefit from some new roasting tins, just a small gripe but they definitely need replacing. The property is clean and the bedrooms are comfortable. The utility room was extremely useful for leaving walking shoes etc. We had a bit a problem with toilets not flushing and spoke to the owner who lives next door. He immediately arranged for the problem to be sorted, we couldn't have asked for better service. There is a fenced garden with outside table and chairs. Overall we had an enjoyable week
There was plenty of room, it was private and well located for days out.
We liked the location and the hospitality of the farmer, who left us some fresh eggs and also showed my dad where he could see the local Barn Owl. The Barn conversion itself was very nice and very warm.
