Set solely on the ground floor, the cottage can sleep four people in a double room, two single rooms, and a family bathroom. There is a well-equipped kitchen and a sitting room with a dining area with doors leading outside. Outside, the garden is enclosed with furniture on a decked area, and there is off road parking for two cars. Joylands is a wonderful base for friends and families exploring Cornwall, all year round.

This detached, ground floor cottage with its beautiful, enclosed garden is on a quiet road in the Budock area of Falmouth, south Cornwall. Situated solely on the ground floor, with lovely views of the sloping garden and countryside beyond, this Falmouth cottage is ideal for a quiet place to stay with easy access to the busy town and a wonderful choice of beaches. Choose from three charming bedrooms, while a family bathroom offers the chance to enjoy a relaxing soak after a day spent exploring. In this Falmouth cottage, you will find a well-equipped kitchen and a light and airy sitting room with dining area overlooking the garden. The garden has a large sunny terrace with a small pond, a lovely quiet spot, ideal for relaxing and refreshment. A few steps down from the terrace of this Falmouth cottage is a lawn with mature shrubs, a great space for children to play in! Nearby, Falmouth has a wealth of activities, mainly centred on the beaches and harbour, giving ample opportunity for water pursuits and lazing on the beach in the sunshine. There are plentiful shops and cafés in Falmouth and short drives from the cottage are the dramatic Land’s End, Sennen Cove and the picturesque fishing village of St Ives. This delightful Falmouth cottage is easily accessible to a range of activities, perfect for exploring the south of Cornwall.

Falmouth boasts the third largest natural harbour in the world, winding streets, beaches, pubs, shops, an art gallery, a National Maritime Museum and Pendennis Castle. Nearby is the town of St Mawes and Swanpool Nature Reserve.

Beach 2 miles. Note: There is a drop and an unfenced pond in the garden, children to be supervised.

We stayed here beginning of July so we could explore Cornwall. There was 3 of us and a dog good job as dog friendly.The Bungalow is in an ideal location Asda is only bout 5-10 mins away by car.The Bungalow is well equipped and includes a washing machine which is not on amenities list.Shower in bathroom great lots of hot water.Large fridge freezer ideal for big family.

Very few reviews for this so it deserves some positve feedback. We stayed here for a summer holiday to explore south Cornwall. Location is superb - you have the best of both worlds in that you can walk into the countryside from your doorstep, yet Asda is a 5 minute drive away. The bungalow is very well equipped with a decent kitchen - huge fridge freezer and dishwasher. The lounge diner is light and spacious and looks out over the two tier garden and hill beyond. The garden patio gets the morning sun - great for coffee first thing. It is dog friendly and there is a dog friendly pub 2 minute's walk away. 10 minute drive to the nearby spectacular gardens and the beautiful Helford river. Good value for money and highly recommended.

Joylands was very restful and relaxing, every convenience in kitchen and the lounge with quality electrical items. Wonderful to have home from home int this warm bungalow.

We had a very relaxing week at Joylands with our dog. It is a quiet village, lovely views over the fields and a convenient drive into Falmouth. The bungalow was cozy and warm with comfy beds which made a rainy January holiday quite enjoyable!

The cottage was just what we were looking for. The layout was particularly good for being sociable and the bedrooms were very comfortable and cosy. We particularly loved the views of the colourful garden and of the hills beyond.

The property is very clean and comfortable with a lovely garden with plenty of space for a dog to stretch its legs in. Ideal location for getting away from it all without being too isolated. We thoroughly enjoyed our stay.
