Avallon is a wonderful, spacious detached holiday home just outside Penzance on the road to Lands End, situated down its own private lane surrounded by fields, in seven acres of its own land. The property has two double bedrooms and a bunk room, as well as a family bathroom and a ground floor shower room meaning it can accommodate up to six people. There is a kitchen, a dining room and a sitting room, along with a conservatory overlooking the gardens where the children can play out in the sun. There is also ample off road parking and with so much to see and do in this area of Cornwall, Avallon makes the perfect base for a getaway exploring this stunning, unspoilt region.

My family & I have just returned from a weeks long stay at the cottage. I will start with the negatives first. If you’re booking this cottage to take advantage of its 7 acres then you might want to reconsider. The grass (apart from a small garden around the cottage) is upto your knees & the ground is boggy & uneven. My teenage boys were disappointed that they couldn’t kick a ball around yet run around the grounds. The land is only suitable for livestock. The cottage is off an extremely busy road with no footpath so my elderly parents, who like to go out & walk, were disappointed that they had to go everywhere in the car. It’s really not safe to walk anywhere. The drive is soooo long & steep & too large wheelie bins need pulling up this in order for them to be emptied. People of a certain age/fitness level would find this an impossible task. There’s a bees nest in the roof which you are told is “not a problem”, in the welcome book. It’s not a problem if you don’t mind bees flying into the bathroom every time you open the window. The furniture on the photos has changed. There are now two large leather sofas in the lounge (which are comfortable), but then two dining areas, one in the conservatory & the other in the dining room. Being a family off 6, from teenagers to pensioners it would have been nice to have the two separate sitting spaces, rather than dining spaces. The positives. The cottage is comfortable, cosy, well equipped & very private. It’s in a good location to visit various landmarks & coastlines without having to travel too far. The flowers & biscuits on arrival were a nice touch. The WiFi is a good speed. (Very important with teenagers in tow). The showers are powerful & the water is nice & hot. There’s every pot & pan you can think off, along with glasses/cups & every other kitchen item. 3 good sized bedrooms & the bunk beds are doubles. Plenty of hanging space for clothes. If the land around the property was maintained & useable the cottage would be a real gem & I would have scored it higher. It was a real disappointment that our little dogs would have got lost in it & our boys couldn’t play out in it. If you do want to explore it my advise is to take wellies.

After a busy year we were looking forward to a relaxing Christmas break, visiting old childhood haunt's and coastal walks. Avallon certainly ticked all our boxes and our dog certainly enjoyed playing in the grounds. The decorated real Christmas tree, flowers and luxury biscuits were a lovely touch. Avallon felt like a real home from home rather than a holiday let. Cornwall is so dog friendly, we will certainly be revisiting.

A charming detached cottage in a fantastic area for exploring the local areas. I do believe the grounds could be maintained better, as the "7 acres" of fields, are actually left with grass reaching your thighs! No good for hayfever sufferers. Also there are outbuildings at the back with disused items such as a car, greenhouse and various furniture which I believe could lead to a safety issue and slightly detracts the beauty of the cottage. The tiles in upstairs bathroom are loose, and there is a wall in a bedroom where the plaster has blown. I would of thought these items would of been addressed at the start of the season, but never mind. All this aside we would return as the cottage itself is delightful. The posy of flowers and chocolate cookies on arrival, was a lovely touch and we hope to return one day. Our boys 5 & 7 didn't want to leave!!! Thank you for a lovely stay x

We stayed here from 16th-23rd April. The cottage is absolutely beautiful, set in a peaceful, tranquil location. The rooms are spacious and extremely clean. The tv and wifi reception were a bit hit & miss but it never caused us a problem! The location is brilliant to access Lands End/St Ives/Penzance/Hayle, nowhere is too far away! We enjoyed the beaches at Sennan Cove & Hayle (great for dogs before 1st May). The fields which surround the cottage are fantastic for the dogs & watching any wildlife. We'll definitely be going back...the best cottage we've ever stayed in!

Stayed here 5th-12th March, very easy to find well signposted, first impressions this is a homely place and ourselves and the dogs loved it. Basically we only used one of the double rooms but there is ample space for four more people. Beds were comfy, central heating worked a treat, showers were spot on. Its a central location and we travelled around 450 miles in the week we were there. Had to play around with the wifi password its wrong in the plastic folder but correct in visitors book? If I can I will be back again. Loved it! Didn't see any deer but that's probably our fault!

We had a fantastic 10 days at Avallon in January. The house was clean, cosy and warm. It is ideally situated for exploring the end of Cornwall and the lovely beaches which were nice & quiet. We loved the house and the surrounding enclosed fields, perfect for a small dog to roam securely. The house was very well equipped and had everything we needed. We hope to go back. Highly recommended.

The house itself isn't perfect but if the 7 acres of land caught your attention then GO FOR IT. You could not want for a better base to explore West Cornwall & although Penzance itself is a bit grotty it does have good shops & facilities. Almost everywhere else is gobsmackingly beautiful & it's all within 1/2hr drive. We had an adventure packed week of flying visits along the coastline with a few inland trips to explore prehistoric monuments and ruined tin mines. The highlight of our week had to be the 7 acres, our dog is still sulking that she cannot run around & roll in the grass off the lead and the grandaughter is really missing the horses. We found the secret cave ! To cap it all off we had a visit from 4x deer at dawn on Thursday.
