Groffa Crag Farm is a delightful, detached farmhouse set 3.5 miles from the beautiful market town of Ulverston in Cumbria. With its unique accommodation across three floors, it offers six bedrooms, two with en-suites, and two family bathroom, providing accommodation for up to twelve people. There's also a ground floor cloakroom, two kitchens, one with a dining area, dual-aspect windows and excellent views, and two sitting rooms, both with cosy woodburners. In addition to this, you'll also find a snug, seating 5 people, with a woodburner, meaning there's plenty of space here for the whole family. Outside is ample off road parking, bike storage, a lawned garden with terrace and furniture and even a small woodland area to the side and rear. Set under a mile from the borders of the Lake District National Park, and with exceptional views to the fells, Coniston Water and the coast, Groffa Crag Farm offers extended groups an excellent retreat.

Top floor: 2 x double bedrooms (the large bedroom has two convertible sofas to make extra beds, but no bedding included), bathroom with bath, shower over, basin, and WC. Kitchen with dining area (seats 12). Second kitchen/boot room. Two sitting rooms (one seats 9 and one with dining area seats 7) with woodburning stoves. I wish we could award 10 stars. This is a gorgeous, really clean, well equipped spacious holiday house. With a four generational family visit , this property was outstanding. An age range from two to 90 is not an easy remit . Groffa crag fits the bill for every one ! Quiet spaces, happy community spaces….this place has it all. The views are outstanding, totally breathtaking and it’s proximity to ulverston and other interesting places to visit, all contribute to making an unforgettable family holiday. Thank you
Stayed here with the whole family and what a fantastic place.it’s spotlessly clean with views to die for. The how is well equipped with lots of space for our party of 12 to relax in . Within a few mile from the great town of ulverston. One of the best cottages I have ever stayed in and will definitely be back,

The house was disgustingly filthy on arrival! We had just had a 7 hour car journey with a toddler and then had to try and find a hotel with a room available at 8pm on a Friday evening, with a tired and hungry child. And the owner and the booking company Sykes Cottages had the nerve to refuse me a refund until I threatened legal action! Steer clear of this one!
What a property, beautiful, clean, spacious, well equipped, relaxing, great for adults, children and dogs, perfectly located for visiting different areas, we thoroughly enjoyed our family holiday, visiting from Coldstream and Devon, would definitely stay here again xxx
10 Adults and 2 dogs stayed for a week. The accommodation was fantastic. The space allowed us all to eat and get together. Equally the layout catered for those who wanted some quiet time. The number of bathrooms meant no queues for the shower in the mornings. The kitchen was well equipped ( we cooked every night). All appliances including 2 dishwashers worked. The views were stunning, particularly the view over Coniston water
The house was booked for a large group of walkers. The living areas are enormous and comfortable.In fact we hardly went in the end living room - I would imagine this would be nice and cool in very hot weather. Wi Fi worked well and there are several TVs and a really good selection of DVDs and books Several bedrooms are en suite. Bathrooms looked modern and inviting (although we did have a problem with the 1st floor shower). The big top bedroom is amazing (although this one is not en suite). There are two kitchens. But most people will want to spend their time in the large well equipped kitchen with almost "otherworldly" panoramic views to the high fells all the way round to Morecambe Bay. Ulverston is just a few miles down the road. We parked 6 cars without too many problems. We would definitely come back here.

This was one of the best holiday accommodations we have stayed in, well equipped, spotlessly clean, lovely and warm throughout and situated with the most beautiful Lakeland fell view from the kitchen window. It suited our extended family group having a number of sitting areas, 3 TVs and plenty of space, the children enjoyed the table tennis room in the basement. It would have been helpful if the garden area was secure for the dogs - they needed supervising whilst outside but this was a minor problem. I would not hesitate to recommend this property.
Liked the tremendous view from the kitchen! The house was always warm and there was plenty of hot water. An excellent base for a large family gathering.
