Bathroom with bath, hand-held shower, basin and WC. Ground floor basin and WC. Open plan living area with kitchen, dining area and sitting area with sofa bed and woodburning stove.

A luxurious brick-built semi-detached barn conversion on the outskirts of the pretty Staffordshire village of Fulford. Next to the owner’s home on a working smallholding, the cottage has been finished with high specification solid oak furniture and quality fixtures. With the addition of fantastic outdoor space, the cottage is equally ideal for a couple, two couples, a small family or a group of four. As you step into the open plan living area, kick off your shoes to take full advantage of the warmth from the underfloor heated wood-effect flooring throughout. The whole room floods with light from the full height window wall. There are sumptuous sofas where you can flop in front of the designer woodburning stove or maybe watch a movie. There is a superb modern kitchen with a lovely dining area making for an excellent breakfast. Both bedrooms have lovely views, equally spacious and well-appointed including TVs. The double room has an en-suite shower room and there is also a bathroom on the landing as well which can effectively serve as an en-suite for the second bedroom. As with the rest of the property the owners have spared no expense on the outside of the cottage. A raised terrace with patio and lawned area is a fantastic place to sit out and dine alfresco while enjoying the lovely scenery, or take a long soak in the superb hot tub while looking at the unimpeded starlit sky. If you fancy a change of pace and scene, it’s a short drive to the towns of Stone, Stafford and Uttoxeter, each with a great selection of shops, pubs and restaurants. Uttoxeter is home to a popular racecourse which has meetings throughout the year and the ever-popular Alton Towers theme park is just 12 miles away. With other attractions in the area such as Chatsworth House, Amerton Farm, Shugborough Hall, Cannock Chase, Trentham Gardens, Wedgwood Centre and The Potteries, there is lots to enjoy whatever the season. Fulford is a charming little village in the heart of rural Staffordshire countryside. Fulford has a busy community spirit and proudly takes part in the best kept village competition and it’s easy to see why. From Fulford, there are rhododendron and dawn chorus walks in the spring and a delightful walk to take in the every changing scenery in the Autumn, plus the village holds an annual Fulfest Music Festival too. We rented this place as a Christmas gift for relatives (and us) and decided to use it as a 2nd Christmas. We could not have picked a better place! The high quality of the property and love the owners have for it is obvious. It was luxurious, spacious and fully equipped with everything 5 adults, 1 teenager and a spaniel needed for some quality time together. We even managed to cook a full Christmas dinner in the excellent equipped kitchen. We all have amazing memories of this trip and would recommend it in an instant.

We have just returned from a fabulous, fun and relaxing break in Manor Barn. Every possible need is catered for with high end fittings and fixtures throughout. The sumptuous beds are to die for and the hot tub completes the list of everything you could possibly want for a perfect get away. Set away from the hustle and bustle but within easy walk/drive from all amenities. Mark and Matt are the perfect hosts and are perfectly placed nearby should you need anything or have any questions about the surrounding area and places to visit. Thank you so much for letting us share your little piece of tranquil heaven.

This place is just gorgeous, we visited with my 2 year old son and my husbands parents. The property is absolutely gorgeous and the views are out of this world. Huge hot tub and my son loved feeding the chickens. Loads of lovely places to visit in the area for families and lovely local pubs and restaurants. Mark and his partner were very welcoming and happy to help with any recommendations with things to do. Cant wait to book and visit again.

Wow, what a place! Stayed with friends and our dogs for a long weekend and wished we had booked a whole week. Matt and Mark are the perfect hosts and their attention to detail and style is evident throughout the barn and surrounding gardens. We even had a guided tour of nearby Rudyard lake, complete with history and ghost stories. We have already booked to return. If you are looking for luxury & pet friendly, look no further.

I have just returned from a superb family break at this beautiful property. The owners (Matt & Mark) were both very accommodating and made you feel at home from the first second that we arrived. They have created a fantastic homely barn, which has been finished to the highest of standards & despite the large open plan ground floor living accommodation, it kept it's heat extremely well, with the stunning log burner creating that perfect cosy effect! It was my first trip away with my 9 month old Labrador and it couldn't have been better! The location is ideal, with plenty of dog friendly pubs in the area (Dog & Doublet in Sandon & Saracen's Head in Weston were particular highlights), as well as superb spots for walks! With a Tesco Megastore & other amenities being only a short drive away, this really does offer everything anybody could want in a holiday... and more! We are already looking at rebooking for next year! Thanks again, The Williams family!

We have just returned from a week staying at Manor Barn and could not fault it. The owners Matt and Mark were helpful and always on hand if we needed anything. The barn itself has everything you could need and is lovely and comfortable and kitted out to the highest spec. The hot tub was fantastic and we loved that we could have the temperature lower so the children were able to enjoy it too! Children are well catered for here too with giant Jenga and connect 4 in the garden which we all enjoyed playing. And not forgetting the chickens, my children loved feeding them every day and now want some of their own. We visited Alton Towers, the waterpark and Trentham Gardens which were all within 25 minutes and we have recommended it to our friends already!

This was the perfect holiday cottage. Spotlessly clean, excellent facilities, lovely décor, beautiful setting, excellent location. We couldn't have asked for more. Spent every afternoon enjoying the hot tub. The owners were very helpful and friendly. My little boy loved feeding the chickens. Can't wait to come back!!

Just returned from this fantastic property after a wonderful week! The property is superbly located for a number of theme parks and activities for the kids. Manor Barn is exceptionally well equipped and exceeded our expectations. We had four kids with us and there was plenty of space and the hot tub made it all the more better. The kids enjoyed this part the most, as did we, when we finally got a chance to relax and in this setting it is hard not to relax. It was very tranquil and the hosts Mark and Matt were on hand should we need anything and they were outstanding hosts, and made us all very welcome. The kids loved feeding the roaming chickens each day and it was one of their highlights. Manor Barn is very well equipped with absolutely everything you would need, whether you are a couple or family looking to get away from it all, but within easy reach of the local amenities. The only downside is that it is almost fully booked for this year and we will have to wait until next year before we would get a chance to go back. It is not often I would return somewhere having been there once, but this place is the exception to the rule. Overall, absolutely superb! Thanks Mark and Matt for an amazing week in this wonderful property.

Very well located. For a family, things like Alton Towers or the Trentham Monkey Park are within 30mins travel. Better than that, it is a very enjoyable place to be, in itself. It's a very well done rebuild, in excellent condition. It has a hot tub. The children enjoyed the outdoor Connect 4 and jumbo-sized Jenga, which I thought was a very nice touch. Our youngest was enamoured of the hens. I couldn't have wanted for more.

Just amazing! Hats off the Mark and Matt, their barn is just incredible. It really will be hard to find another cottage/lodge with the same high standard of finish throughout. There has been no expense spared at all with this one. Great furniture and fittings, heated tiled flooring, solid wood kitchen and doors, fantastic bathrooms, lovely patio area (totally fenced off for our dogs) and to top it off, the best Hot tub we have ever been in! The area is lovely too, with plenty to do in the surrounding area. All in all, it was the perfect break away for me and my family. We will most definitely be back in the near future and we never visit the same place twice! Keep up the amazing work guys. See you again soon :)

We just stayed at Manor Barn for a long weekend , a family of 4 with grandparents and doggies too - so aged between 11-75 we all LOVED it !! It’s a beautiful cottage with stunning views and the hottub is a perfect added extra !! The owners have thought of everything you could possibly need , it’s well equipped and immaculately kept ! The surrounding area is beautiful for walks and the local pub was very cosy and welcoming and served lovely food . We had the best of British weather so we used the patio and hottub throughout most of the weekend It’s so relaxing to chill and eat and drink out on the patio whilst watching the chickens roam and the dogs were safe and enclosed . Beautiful part of the country . Stunning cottage . Highly reccomend !

Myself and my wife booked this gorgeous place to spend a week away to relax after our wedding. What a great location to sit back in this peaceful, well presented barn conversion. The place was immaculate ! The hosts were amazing. Located a 5 minute walk to local pub. And plenty of walks around through the country side for us and our dog. We spent a lot of time sat in the hot tub in the sun. Perfect place . We will be defiantly be back !!

Just returned from a very relaxing stay at Manor Barn. Property is spotless and fully equipped. Hot tub was very welcoming. Plenty of room and we wanted for nothing. Log burner was a god send. Was lovely to sit in the hot tub and be snowed on! Would definitely recommend and hope to return in the near future.

We disappeared to this place for a few days after our wedding and couldn't have been more happy with our choice. Mark and Matt were extremely friendly and had left us a wonderful bottle of champagne with a wedding card. The place itself was amazingly luxurious and spotlessly clean. I can only describe the last few days as perfect. Highly recommend for couples or groups. Will definitely be back again!

Such a relaxing week spent at this stunning barn as a family of 3! The barn is very well equipped - Matt & Mark have literally thought about every last detail! They made us feel very welcome and we thoroughly enjoyed being greeted by the chickens and Gina daily! Chilling in the hot tub was a must everyday! What a treat!! A lovely week enjoyed by all...we will definitely be visiting again!!

We have just returned from 4 super days at Manor Barn to celebrate our 25th wedding anniversary with our children. The location and overall ambience is excellent and you will not be disappointed. What impressed us the most was the quality of the building and its interior. It is of the highest standard and the cleanliness was faultless. Manor Barn is a very well-fitted holiday cottage, spacious and luxurious. The owners are very welcoming and helpful. It was ideal for our dog, too, with outside taps and hose, and an enclosed area immediately by the cottage. There are walks straight outside the front door (Muddy in March: wellingtons essential), numerous pubs around the lanes (the local doesn't welcome dogs) and various places of interest within easy reach. The accommodation is amongst the best we've stayed in, fitted to a very high standard, with good equipment and plenty of utensils, crockery, etc. Highly recommended.

What a stunning, amazing, well presented place to stay, every single detail was perfect and the owners themselves made the place even more special. The hot tub was incredible and the decor, amenities and layout simply brilliant. The cleanliness and standards of the property are top notch. I can't really get across just how perfect the barn is, but needless to say they deserve 5 stars in every aspect of the property. And we shall be booking again soon. If you feel the need to leave the perfect haven of the barn, the closest pub is a short and easy walk and serve great food and atmosphere. During the day we donned our wellies and headed through the clearly marked country walks and stepped out into yet another quaint little pub for a drink. A little further afield Trentham Gardens offers a great day out for all the family. It was by all accounts a fantastic holiday and we can't wait to go back.

We Had an amazing experience! This lovely little village is so quiet and peaceful just what we needed to unwind and relax! The owners are so lovely and made our stay so welcoming. The jacuzzi was an absolute winner. We were provided with bath robe and slippers which was brilliant due to hot tub. The barn has been done to perfection and is so modern,clean and 5 star standard. We Will definitely be back again and would recommend this to anyone.

Just got back from the best Christmas week in this amazing cottage. The owners have created a stunning place to get away from it all and really have thought of everything. The decor and furnishings are luxurious and homely at the same time. The owners are super friendly and helpful and made us feel very welcome. The kind and thoughtful touches really made the difference, fabulous Christmas tree and chilled bottle of wine in the fridge! Our son loved helping to feed the chickens and we loved relaxing in the gorgeous hot hub The views are stunning and there are some lovely walks ftom the cottage. The local pub, a short walk away, serves good food and the staff are incredibly friendly. We simply couldn't have asked for a better week away!!
