The living area pairs with the kitchen, with the shower, basin and toilet towards the back of the property. Outside there is a private balcony furnished with two chairs and table. There is offroad parking for two cars available. Cygnus Boathouse is in the perfect location for those wishing to venture out walking or visiting the fine sandy beaches. Please note: The access to the Boathouse is up a flight of fairly steep stairs so we would not recommend this property to anyone with any mobility issues or children. Electric heating. This delightfully-presented first floor boathouse offers studio style accommodation and balcony set next to stunning surroundings of The Weirs lake and the South Walsham Broads. All first floor, this charming property provides a fantastic base for a relaxing break. A single door presents a stairway from the ground floor to the first floor with views of the lake below. The stairs continue to an open plan living area. The living area has a double bed, table and two chairs with a fantastic view of the South Walsham Broad through its vast windows and glass doors at the end of the living room. The living area pairs with the kitchen, electric hobs, microwave, toaster, fridge and ice box. The back of the property leads onto the shower room, with shower, heating, basin and WC. Outside guests can experience the peace and tranquillity of the area on their very own balcony furnished with two chairs and table, ideal for meals with glorious views, or simply a place to watch the abundance of wildlife and sail boats go by. The South Walsham Broads are perfect for pike and coarse during the fishing season (16 June through to 15th March). The intimate village of South Walsham is nearby and offers a gastro pub, The Ship Inn, serving local food. Also why not spend a day out walking through The Fairhaven Woodland and Water Gardens, set just a mile from the property, along with fine sandy beaches a 20 minute drive away. Whether it's a romantic getaway or simply looking for somewhere new to take the boat fishing, this location is to be enjoyed any time of the year.

If all you want from a break away is a view internet and hot water this is ideal.However if you require the basics like comfy seats, bed with decent bedding,heating sufficient to keep you comfortable,smoke alarm that works,pat tested electrics,oven and hob which work at the same time,I suggest you avoid . I could go on but you get the idea. We checked out early and continued our break at a nearby hotel.Booked through Sykes never again .
I wanted a week's peaceful fishing from the pretty looking garden. It was flooded the whole week and unusable most of the time. This must have been known about and I should have been warned!
This is such a little gem. An old boathouse fitted out for a holiday stay. The stairs going in are steep and scary, but once inside you have a lovely cosy studio with an amazing view. We found the driveway is best dealt with by backing in from the narrow lane as there is no turning area. There is a fantastic gastro pub about a mile walk away called the Ship Inn, but this retreat is best suited to people who want to relax. Kayakers will love the access from the property to South Walsham Broad. I would suggest that catering facilities are pretty basic so plan dinner out, although we found a couple of takeaways who deliver via just eat. The boat house sits over the broad and is all wood construction. There is a lovely water garden nearby and they do some great food too. If you visit here and stay at Cygnus, be prepared for some amazing views. To top it all, a pine marten crossed the kane just in front of me on our last day. Nature is all around you there!
The boat house is simple accommodation but has everything you need for a holiday, the views across the Broad is stunning with a nice garden and balcony to watch the wildlife and boats go by. Would book again for sure.
