Reviews

Great location, lovely airy, clean apartment and well equipped. The big let down was the noise and smells. The Bar es tapas bar is located across the narrow alleyway and a fairly large pop up gazebo was erected every day , around 4.00 pm and dismantled around 11.30 pm. The noise from the people availing themselves of this facility was very, very loud and very annoying, you would almost think that they were sitting in the lounge of the apartment. Unfortunately, we both have lung problems and need to have adequate ventilation, so the windows needed to be open and the strong smells from the very spicy food was quite overpowering and nauseating. We also experienced much thumping about from the above apartment, from children running around, which started quite early in the morning - no lie ins for us!! I am sorry to say that these problems really diminished our enjoyment of our stay in Keswick.

We have stayed here on three other occasions. But after our last visit we will not return. The whole property is looking tired and could do with some tlc. The curtain and carpet desperately needed a deep clean, some placements on the table had dried on dirt that would not come off. We also found dirty plates and bowls. On our last visit we were greeted by scaffolding around the building. We know that some maintenance will have to be done during holiday time, however it would have been nice to be warned.

Good central location, with buzzer door entry system which wasn't working when we stopped and with only one key was a real pain if we went out separately. The beds were very comfortable, even the singles which is often not the case, however the twin room had no wardrobe or hanging space, there was a cupboard in the hall but this was being used for storage. We stopped with an elderly relative who found the "couple of steps" to the apartment was actually four with no rail and they struggled on them. The Management Company ask you to strip the beds before you leave and empty the rubbish bin, the bins being stored away from the building and didn't appear to be labeled for recycling. The car space is located across the road behind the buildings on the opposite side of the road, just a short walk away. The kitchen appeared to be well equipped but some areas of the apartment could have been cleaned a little better, especially the shower. NB this property only provides bed linen NOT towels.

I stayed recently with my wife and young son and was more that pleased with our stay. The accommodation was perfectly located, was warm and clean and fabulously furnished. There was no noise from the surroundings and the parking was a welcome relief. Someone had managed to unconnect all of the cables for the television prior to our arrival, so we had to spend 10 minutes reconnecting and retuning and the showers lacked the usual pressure that you would expect but I'm nit-picking. We would stay again in a heartbeat.

The flat is very convenient for everything in Keswick. All the shops and the lake are easy to walk to. It is very close to the agent where the keys are collected and this was easy. The staff were friendly and helpful. Parking is close to the Royal Oak . The parking is reserved and we had no problems with this although space is a premium here and out VW T5 was quite a big vehicle to squeeze in. The Royal Oak public areas are pleasant clean and well maintained. The lift is to be avoided except when absolutely necessary. It worked OK but there was no light and it is very small so all in all a bit scary. The flat itself is spacious. It was clean on arrival. The flat has everything you need. The kitchen is well equipped and we appreciated the small touches like 6 dishwasher tabs left for us. It was lovely to use the Denby tableware. There were plenty of dishes and pans. The lounge is very comfortable. Wev particularly appreciated all tyhe lovely books about the Lake District. W had good weather so didnt get round to watching any of the DVD's that are on the shelves. The beds are comfortable. Bedding fresh and clean and bed made up on arrival.. The en suite is small but everything worked. We had a small dog with us and it was suitable for him. There is even a dog bowl in the cupboard! We have rented a lot of holiday accomodation over the years. This rental was no fuss. No deposits or extras charged for electricity or anything else.

The service was very good I was given the keys to the house when I arrived without having to wait for to long. the home is very homely cosy feel to the place. Royal Oak House is in an ideal location for the shops and the nearby hills. the shops on on our doorstep so we do not have to use the car if i need to do a bit of shopping. I enjoy walking on the hills nearby Keswick with wonderful views on the summits. I had a problem with the lift at the Royal Oak House Hotel sometimes it works on other occasions it wont. example your on ground floor you press one[first floor]nothing happens the doors kept opening and shutting and its a problem when you are caring luggage and shopping etc.Apart from that brilliant holiday.

We loved everything about this flat - its situation in Keswick suited us perfectly, and it was so well equipped with everything we needed that we are already wanting to go back again. Hope we can manage it soon V.Peck.

The service was fantastic, the apartment was everything it said it would be, clean, spacious and extremely well fitted out, we even had a dishwasher! (Don't have one at home, yet!) It was well situated, just off the high street, which meant that we could have a wander round and as soon as my husband started to feel tired we just had to saunter through the alleyway and back to the flat, a home away from home and a perfect holiday. We both thoroughly enjoyed our stay which is important as my husband has mobility problems and is visually impaired.

We spent a week in Keswick touring and visiting relatives.Amba Royal Oak House was in the centre of Keswick perfect for eating out in the evenings. Mum needed a wheelchair to help her get about so the lift to the first floor apartment was essential. An en-suite shower( not over the bath) was ideal for mum although it had a small step in and was too small for someone to get in to shower her.Still we managed very well. The accomodation was spotless and very well equipt with quality goods. Crockery, dishwasher ,washer/dryer TV /DVD, books, games, videos, you name it , it was there even down to washing up liquid and rubbish bags. Thankyou.

I recently stayed here with my husband and dog! I have stayed in many places in Keswick over the years, all of which have been fantastic, but as soon as we walked into the apartment we both said at the same time "wow!" - not knowing what to expect we were both absolutely thrilled with the apartment, it had everything you need, was so spacious, clean and comfortable. You wouldnt know pets were able to stay here it was spotless. The location is perfect and we were extremely lucky to have picked a week that provided us with wall to wall sunshine everyday! I wouldnt hesistate in recommending this property - what a find!

Enjoyed a pleasant stay having booked through the website a week before arrival the service was quick and hassle free. The apartment was comfortable and homly had everything you could ask for (was loving the dishwasher as a novalty) the only down side the central heating was inadiquate when we arrived so we ajusted the settings to suit also there was a very strong draft through the fire escape by the door leading the the apartment, this would not have been noticable in warmer conditions. Location was ideal for a saunter into town, pub, restaurants and shops on your door step. Quiet location, derwent water walkable in 5minutes. Town centre parking comes with the apartment, so your able to leave car there all holiday or easily get out of town to other parts of the National Park. Overall it was a great stay and I would recommend this accomodation.

It's in a nice building but the apartment itself is tired and in real need of upgrading. Rooms were clean but the black mould round the kitchen sink (of all places) was pretty off-putting!! Sadly condensation made the place smell damp and musty.

Great town centre location. Good first impression of apartment..2 bedrooms , 1 ensuite. Large lliving room, adequate kitchen. Parking 4 1 vehicle. Initial impression spoilt by a few silly irratating maintenance issues. Loo seat broken (no I not carry a screwdriver in my bag). Tap in kitchen broken, curtain off runner, bin smelt, cleaning standards not great particularly in ensuite shower. No outside space. Washing machine leaked! Some great places to eat, drink and chew the fat. Dog friendly.

Had a super weekend stay for the Mountain Festival. Lovely apartment in a wonderful central location. Well equipped with all modern conveniences. We would thoroughly recommend this to friends and family.

Having had two or three days hill walking and cycling it was wonderful to soak up the comforts of this apartment. There were loads of space to chill out and refresh before a mere wander into one of the local pubs for tea or the local theatre for a play. Although in the heart of a bustling small town, geared towards outdoor activities, once through the front door, there is tranquility and a relaxed atmosphere. The only challenge was loading and unloading kit, as parking is across a main thoroughfare and along an alley. However, the privacy of the apartment and the vast array of amenities, including a national chain coffee shop literally on the door step, made up for this. Recommended for every one from the hardened outdoor nut to family's with very young or elderly. Oh - and there's a park close by for those with dogs.

We had a lovely week staying in the appartment with our 5 year old. Booking via the internet was very straightforward. The description and previous reviews on trip advisor gave a good reflection of the appartment. It was clean, well-equipped and comfortable. The living room and bedrooms were nicely furnished and decorated and the kitchen had everything we needed in the way of cooking equipment and utensils. Fridge and freezer were both good family size for a group of 4. The location was very central - there was some street noise on Saturday night and the windows were not double-glazed so not very sound-proof but it didn't disturb us greatly and it was much quieter for the rest of the stay. There was no view at all from the bedrooms as they faced roofs across a narrow alleyway but the curtains and decor made both rooms seem bright.

A very well equipped appt , warm very comfortable, plenty of room for 4 Adults and one large dog. Perfect place to stay as you have a car park space ,you are in the centre of Keswick right by places to eat and drink . If you want to do your own cooking then the kitchen is VERY well set up . I would give this appt and letting agents 10 out of 10.

Just returned from a short break in this apartment. Better than expected - it was spacious and contained everything we needed for a break. Warm and cosy, shower in en suite very good and instructions on picking up key & parking were excellent. Loved the fact we could pick our own days for a short break - not restricted to Fri-Sun. I'm sure we'll return.

All arrangement re booking, keys etc. went very smoothly. The apartment was well equipped and as described. It was quite clean but far from perfect on this front. We had a comfortable stay and enjoyed being able to pop down to the local shops and amenities very easily, especially as the weather was varied.
