Lower Wadden Farmhouse and Annexe is a big detached farmhouse with single storey annexe on a Devon farm near the village of Southleigh. The house sleeps fourteen people in six bedrooms, two double, three twin and a family room with four bathrooms. On the ground floor are two sitting rooms, one with electric fire, a conservatory, a dining room and a kitchen/breakfast room. In the annexe is the family bedroom with one of the bathrooms and an open plan living space. Outside is a courtyard with hot tub and trampoline, a games barn/summer house and a garden with play equipment, furniture and a barbecue. About a mile from Southleigh village, Lower Wadden Farmhouse and Annexe is a brilliant house for big groups to enjoy a Devon break.

Location Details

Beer is a small picturesque fishing village on the south Devon coast near Seaton. The shingle beach is very sheltered, backed by limestone cliffs and was once fertile smuggling territory, plus contraband was hidden in nearby caves, which are now a popular tourist attraction

Devon, with its quiet country lanes, patchwork of lush green fields and sleepy villages is not to be missed. Stately home lovers will be spoiled and why not finish with a scrumptious Devonshire cream tea?

We stayed in this property July 2020, it was a bonus given we assumed this break would be cancelled due to covid 19! We arrived at the property armed with disinfectant, sanitizer galore only to find the house impeccably clean. Measures had been taken to ensure the house was prepared for our arrival in accordance with covid measures. The house itself is fantastic, so much space we kept losing children! Everything you could need for a family break is included. We ate as a family every evening and were able to cook a variety of meals. This was perfect as we had been anxious about booking meals out with social distancing. The photos of the house do not do it justice, there are no pictures of the hot tub. This was a major asset to our break and was used every day. The property caters for all age ranges, the games room is well equipped and impressive. The biggest selling point of this break is the view, waking up to this every day, following 100+ days in lockdown was just amazing. Would definitely stay again!

Fourteen of us stayed here for a long weekend in February. The place is huge and probably the best equipped cottage we have rented. There is loads to do in the area with Seaton, Sidmouth, Beer and Lyme Regis all within a short drive. Hot tub is a great addition. It would have been five stars but we had an issue with the boiler in the annexe. The owner was really helpful and additional heating was brought in promptly. Highly recommend this place we all agreed we would love to return in the future. Thank you

We went for a girls weekend at Lower Wadden Cottage and absolutely loved it! The cottage was clean, nicely furnished, spacious, well equipped and the large hot tub is an added bonus! The cottage is located in a perfect position and has beautiful views. There are lovely walks nearby and only it's only a short trip into Lyme Regis. Well worth booking!

What a perfect house! We had absolutely everything we could have wanted, the location was amazing, fresh eggs, and a fabulous hot tub to relax in at the end of the day! The owners are really friendly and we had an amazing time, thank you!
