3 bedrooms 1 king size, 2 twins. 2 bathrooms 1 en suite bathroom with bath, 1 bathroom with shower over the bath. AGA, fridge, dishwasher and microwave. Heated utility room in the outhouse with washing machine, freezer and drying facilities. Wood burner and open fire (initial logs provided). Smart TV. Wi Fi included (can be intermittent). 2 acres of gardens, with a formal tiered garden and topiary with outside dining area and a gated woodland area. 1 dog welcome. Off road parking for up to 4 cars. Games room with table tennis table and large indoor/outdoor beanbags. Private water supply The filtered water supply is from a private borehole. The water has been tested and is drinkable, but guests may wish to bring bottled water if they would prefer. . Please note the stairs may not be suitable for guests with limited mobility as the are uneven due to the age of the property. Shop, pub and restaurant 2 miles, beach 14 miles.

Up the wide corner staircase to the first floor, you ll find three spacious, characterful bedrooms and the family bathroom. The master bedroom has a king size, four poster bed, two elegant armchairs, two window seats overlooking the garden and an en suite bathroom. The two twin rooms both have ample storage and enjoy lovely views of the garden and courtyard. The family bathroom has ornate tiles and a shower over the bath. Outside in the grounds, there is a choice of places to explore that benefit from the sunshine at all times of the day. At the front, there is a tiered formal garden while at the rear and sides there are large lawns. The raised sandstone terrace has garden furniture and is perfect for dining alfresco with glorious views of the Caldbeck fells.
