The property lies between the pretty medieval town of Rye, (6miles) famous for its cobbled streets, smuggling stories and local nature reserve at Rye Harbour, and nearby Hastings (5miles) where the Old Town has shops, cafes and restaurants, coupled with seaside attractions.

Enclosed garden with woodlands, boating lake, swing seat, deck with sun loungers, fire pit, seating, charcoal BBQ and fire pit. Due to the location of the property there may be road noise whilst in the garden during busy periods. Private parking for 2 cars. Sorry no children or dogs. Pub & restaurant approximately 1.5 miles. Beach 4 miles. Maximum stay is 7 nights. Arrival time 4pm. Departure time 10am.

Explore the ruins of Hastings Castle or take a trip up the East Hill funicular, the steepest in England for fantastic views along the coastline. Those looking to venture slightly further afield can visit the many Castles, and Gardens in the surrounding areas. As you enter this converted stable block you are greeted with the mesmerising open panoramic countryside, which is framed within a picture window, with a bench seat for relaxation, whilst the open plan lounge/kitchen/diner layout fosters group entertainment as well as spaces for individual quietude. To the far left is the kitchen which is well equipped with a gas hob, electric oven, dishwasher, Smeg fridge/freezer, and espresso machine. A cloakroom is conveniently located off the kitchen with a WC and a separate utility room offers a washer/dryer. The dining area adjacent to the kitchen provides comfortable seating to enjoy meals together. To the far right, the boating lake is captured within the picture window in the cosy lounge area which offers comfortable seating, a Smart TV, DVD player, and a selection of rainy day games. The wood burner creates restful warmth and complements the underfloor heating for cooler months. A spiral staircase leads you up to the first floor where there are two bedrooms. A super king size master bedroom and a king size bedroom, both of which are zip and link beds and can be converted into twin rooms upon request. The master bedroom also offers an additional sofa which is ideal for reading or relaxation. Both bedrooms share the Jack and Jill en suite bathroom which has double vanity unit, a Bluetooth touch sensor mirror for enjoying music whilst relaxing in the shower over whirlpool bath and WC. Heading outside you will find multiple areas to relax and curl up with a good book, enjoy the local wildlife and the panoramic countryside views. A secluded patio area offers a patio table and chairs, charcoal BBQ, a chiminea and bench, whilst a sun bathing deck with four sun loungers is the perfect spot for soaking up the sunshine. There is a tree platform nestled around an ancient oak tree for wildlife watching and as the evening draws in why not occupy the seating around the fire pit and toast some marshmallows whilst enjoying a spot of stargazing. For a unique experience enjoy a ride on the owners Aqua Cycle pontoon pedal boat which is moored next to a jetty and cycle across the boating lake soaking up this beautiful part of High Weald Area of Outstanding Natural Beauty.
