The town of Lauder, with its excellent amenities that include award winning restaurants, array of quality shops and friendly inns is under 10 miles away. Here you ll find stunning Thirlestane Castle which hosts an array of fantastic events throughout the year including open air theatre shows, art exhibitions, a vintage festival of motoring perfect for classic car enthusiasts, and The Tour de Lauder. The town boasts an excellent range of independent and bespoke shops, art galleries, award winning eateries, friendly inns and a lovely golf course. The immediate area is a walkers and bikers paradise with routes on the Southern Upland Way and the Lammermuir Hills to explore. Fishermen will be delighted with the nearby River Leader and River Tweed which are renowned for their excellent salmon and trout fishing, whilst the unspoilt Berwickshire coast is under 30 miles away. As you walk into this grand house you will find yourself in a welcoming entrance hall with stone floor and lots of historical features. Off the hall you will find the spacious lounge/drawing room with an open fire and wood burner, period furniture, a TV and access out onto the garden. Next door you will find a formal grand dining room with wood panelled walls, windows with original wooden shutters and lovely views over the gardens. There is a snug/bar on the opposing side of the lounge, which features a bar and stools a great place for a game of cards and to enjoy a few drinks. You will find a separate WC just off this room. Head along the entrance hall and you will pass around the bottom of the spiral staircase and find yourself in the spacious contemporary kitchen which features a breakfast bar, feature stone walls and floor with quartz work tops and two large range style ovens. Off the kitchen there is a useful boot room which is the ideal entrance after a muddy walk. Next door there is a utility room with washer/dryer and double Belfast sinks. There is a separate WC and a shower room with shower and WC which allows you to refresh yourself after a game of tennis or a dip in the hot tub. From either end of the entrance hall, you will find a stone spiral staircase which provides access to the upper floors. On the first floor you will find four double rooms, two of which have an en suite shower room with showers and WCs, there is also a twin bedroom and two bathrooms with bath, separate shower and WC. Head up to the second floor, via the stone spiral staircase to find two double bedrooms and a twin room along with two family rooms which have a double and single bed in each. One of the family rooms has an en suite shower room with shower and WC and there are two family shower rooms with shower and WC plus a separate WC on this floor. The final bedroom is found on the third floor via a wooden spiral staircase; this is a double with beamed pitched ceiling due to the location. There is a pretty lawned garden and walled rose garden. Enjoy stargazing from the front lawn where the view of the sky is free of light pollution. You are also free to explore the 50 acre estate which has resident peacocks. The estate has a croquet lawn, tennis court and a barn with free play pool table, American football table, darts and two player arcade game which you are free to use (these are shared with other guests who may be staying on the estate)..
