Downstairs passing through the entrance hall you enter a large open plan living room, dining area and fully accommodating kitchen with a view out onto the street. The living room holds a sofa bed should you require extra space for the whole family to come along. Adjoining the living room is a downstairs utility room with a full-sized shower room. The living room also backs onto a picturesque courtyard, with folding doors which completely open out to let in the summer breeze. This south-facing area is a little suntrap and contains a barbecue and seating arrangement for alfresco dining. A lovely feature of the living room is a woodburning stove which is very efficient and heats up the cottage very quickly - the perfect way to finish up a cosy evening. Upstairs are three bedrooms, a double with Juliet balcony and en-suite shower room, a twin with an en-suite bathroom and the bunk bed room, a very popular room with children, but is also suitable for adults. Lostwithiel dates back to the 12th century yet is one of the most vibrant and lively communities in Cornwall. Known as the antiques capital of Cornwall and a regular host for the Antiques Roadshow on TV, there are also a wide range of excellent independent shops, a wonderful deli and superb pubs and award-winning restaurants, one of the best being directly opposite your cottage. Two perfect spots for family picnics are both just a short walk from The Smithy, down to the river and next to the medieval bridge where tables and picnic benches are available, whilst slightly further is the stroll to Restormel Castle which offers beautiful views over the Fowey River estuary. This cottage is the ideal base in summer for enjoying the beautiful beaches and is also a perfect base for a winter escape where you can enjoy walks, sitting by the fire and enjoying a drink in the local pubs. The Smithy really is the perfect home for exploring Cornwall at your leisure.
