Forming part of the original Folly Farm, which dates back many hundreds of years, this conveniently placed Grade II listed thatched cottage is just a short stroll to the centre of Braunton, where you can enjoy browsing the plethora of individual shops, restaurants, pubs, and takeaways. Just outside the town, Braunton Burrows provides a lovely backdrop for scenic seaside walks. Just three miles away, Saunton Sands expansive sandy beach is popular with families and surfers, and further afield, sand, sea and surf can be enjoyed at Woolacombe, Croyde and Putsborough. Saunton Beach is also really popular with kite surfers and kayakers, with nearby Woolacombe Beach also attracting Hand Gliding and Horse Riding. Walking enthusiasts will also be spoilt for choice with the nearby South West Coast Path, taking you across the spectacular headland to Baggy Point, and Exmoor National Park within easy reach by car. Other family attractions and places of interest nearby include Barnstaple, with market and high street shops, Exmoor Zoo, Watermouth Castle, Dinosaur and wildlife park as well as other coastal towns such as Combe Martin, Morethoe and Ilfracombe. Light and bright it also benefits from a vaulted ceiling with 3 pairs of skylights, an excellent run of Oak work surfaces as well as a kitchen table with benches and chairs. Well equipped with large electric range oven and gas hob, microwave, fridge/freezer and dishwasher. Good use of lighting and a wall mounted TV makes this the hub of the cottage. The double aspect sitting room has French oak flooring and an attractive fireplace with electric fire, whilst the separate dining room has a lovely herringbone wood block floor with plenty of room for everyone to formally dine, as well as a newly fitted electric fire for those cold nights. This leads through to a useful utility room with washing machine and tumble dryer and the ground floor double bedroom. There is also a very useful WC. Heading upstairs to the first floor, the master bedroom has a walk in shower, there is also an attractive sink and good sized wardrobe. There are two further bedrooms one single with pull out trundle bed, a further twin room and taking a step up to the very well appointed split level bathroom with a step up to the bath, separate shower and WC completes the accommodation. Stepping outside from the rear patio doors is a delightful cottage garden providing a good degree of privacy and is mainly lawn with decking and crazy paved areas including mature fruit trees, shrubs, soft fruits and a variety of other plants and shrubs.
