With heaps to explore in the surrounding area, The Mortimer Trail runs through the Welsh Marches, with gorgeous walks for all levels and Offa's Dyke, the natural border between England and Wales is close by too. Hay on Wye is home to the internationally acclaimed Hay Festival at the end of May each year, and is easily reached from the property. . Nearby Presteigne and Kingston have thriving craft industries, and Hereford with its beautiful Cathedral and housing Mappa Mundi, is also within easy reach. Nearby attractions include Croft Castle which is worth a trip, 1500 acres of woodland and parkland, it's worth bringing a picnic. On the ground floor you will find a cosy snug/games room with wood burner (first basket of logs included) Sky TV and DVD. There is a separate spacious lounge with comfortable sofas and chairs, a wood burner (first basket of logs included) Sky TV, DVD and iPod Dock. The fully equipped modern kitchen leads onto the dining room with open fire. This room can also be closed off for celebrations and professional caterers. The kitchen has electric range oven and hob, microwave, fridge/freezer and 2 dishwashers. There is also a handy utility room with washing machine and tumble dryer and a double bedroom with en suite shower room and separate WC. The first floor has 1 king size zip and link bed (which can be made up as a twin on request), plus 2 super king size zip and link beds (which can be made into twins on request) all three with en suite facilities. There is a twin bedroom and 1 single sharing a family bathroom with separate shower. On the second floor there is 1 super king size bed with en suite bathroom and an adjoining quad bedroom (four singles). Outside you will find incredibly spacious lawns, tables, chairs and BBQ on a raised decking area outside the kitchen, perfect for al fresco dining. There is a cleverly converted wood shack, complete with table, chairs and outside heating, for evenings staring up at the stars. There is also a large lambing shed specially kitted out as a play area with tennis area, table tennis and a handy games room The cosy and welcoming atmosphere makes Upper Farm perfect for a small group of friends or family as well as a larger group. There are two further bedrooms on the first floor, one twin and another single. Top Floor: One super king en suite bedroom and one large family bedroom with 4 single beds. Also available are stairgates, two highchairs and two cots. RELAXING: Large drawing room, with comfy sofas and a relaxing playroom with toys and relaxing sofas, each room has a wood burning stove, Sky HD TV and a DVD player. There is Wi Fi throughout, as well as a stereo and iPod dock. It's perfect for entertaining. In the dining room there is a large dining table, comfortably seating 14, large fireplace and great views across the countryside. OUTSIDE: Large, enclosed garden, with outdoor furniture, BBQ and acres of private land to roam. Plenty of parking available. PETS: 3 house trained dogs are most welcome to come and stay.
