Located in the magical village of Kingsand nestled on Cornwall s South Coast, the property is close to stunning beaches and a selection of pubs and restaurants. A trip across on the Cremyll Ferry is a must to discover the foodie s paradise that is the Royal William Yard or explore the Barbican area of Plymouth by catching the ferry direct from Cawsand beach. This is the most sheltered beach for paddleboarding and canoeing due to its shallow waters and location. Nearby is the historic Mount Edgcumbe with its 865 acre estate, café and gardens. Attractions in the area include the National Marine Aquarium, The Eden Project, Adrenalin Quarry, The Monkey Sanctuary, the Ski Centre and the fishing villages of Looe and Polperro. Enter through the main entrance and into this deceivingly vast tardis of a property. You immediately enter the hallway and into the kitchen/dining room which is a large semi open plan space offering a grand dining table and chairs, and beautifully large windows looking out onto the narrow streets of Kingsand the perfect place to watch the world go by. The kitchen offers a wonderful space in which to prepare a meal; with its range cooker, fridge, dishwasher, microwave and separate freezer in the dining area, it really is a fantastic space for a social gathering or evening meal. Moving through the kitchen and along a long hallway, you come across a downstairs WC with a separate shower room, and a great little office area with desk and light. Straight ahead is the fabulously light lounge, with a Smart TV boasting a Sky TV package, comfortable seating and lots of board games to enjoy. Beautiful French doors open out from here onto a wonderful, decked area, and this room also has a Juliet balcony which overlooks the fabulous gardens. Moving back though the hallway and turning left up the staircase, you ll find the first two of four bedrooms. The first is a lovely double bedroom with modern furnishings and an en suite shower room with WC. Next door is a beautiful king size bedroomwith an en suite bathroom with a separate bath and double shower with WC, the perfect spot to bubble away after a day of exploring. This lovely room overlooks the front of the house and has large windows that flood the room with natural light. Moving upstairs, the next floor is a mirror of the first floor with a bunk room and an en suite shower room as well as a spacious king size bedroom with additional single bed and dressing table, this time with a double shower and WC. Outside is a very generous garden with a lawn, patio area with garden furniture as well as a wonderfully large, decked area complete with lounge furniture, making it a great place to have a BBQ or morning coffee. You can offload your belongings outside the property on Green Lane and then parking can be found at Kingsand Car Park for a charge of 25 for the week, you can also find parking at Jackman's meadow a 5 minutes walk from the property.
