Ground Floor: Kitchen/dining room: Split level with gas cooker, microwave, fridge/freezer, dishwasher, tiled floor and French doors leading to courtyard. Utility room: With washing machine. Shower room: With double shower cubicle and toilet. First Floor: Living room: With Smart TV. Bedroom 1: With double bed and en-suite with shower cubicle and toilet. Bedroom 2: With twin beds.. Gas central heating, gas, electricity, bed linen, towels and Wi-Fi included. Enclosed courtyard with sitting-out area and garden furniture. On road parking; additional car parks. No smoking. Please note: There are 2 steps in the courtyard.. Once a brew house for the pub, Smugglers Cottage is the perfect seaside holiday choice at any time of year. Tucked away down a small walkway, this quirky cottage retains much of its charm and character. The first floor living room has a view over the sand dunes towards the estuary and there are two cosy bedrooms on this floor too, one with an en-suite shower room. There is a further shower room which is private but accessed via the shared passageway. The ground floor has a kitchen and dining room which opens onto a sunny courtyard, perfect for a morning coffee whilst you plan your day and if you choose to dine out in one of the many fantastic pubs, restaurants or bars, it’s just a short stroll from the courtyard through the gateway and down the walkway. The pretty unspoilt seaside village of Instow has large stretches of sandy beach, dunes, fisherman’s cottages, shops and a good selection of pubs and restaurants. The restaurant specialise in locally caught seafood, perfect to enjoy a meal out and a very popular shop and deli to sample some local treats. Take the seasonal ferry from here across the estuary to Appledore, home to the annual book festival and with a lovely selection of independent shops, galleries and cafés. The cottage is just 5 miles from the wide sandy surfing beach at Westward Ho!, there is something for everyone in this stunning location. Why not visit the beautiful RHS gardens at Rosemoor and the National Trust properties at Arlington Court and Tapley Park which are all close by. The area is a must for water sports, sailing enthusiasts and fishermen, whilst dog lovers, walkers and cyclists will enjoy the famous Tarka Trail which passes close by. Golf is available locally. Bideford is only 1 mile away and offers boat trips to Lundy Island plus all the town amenities. Beach 20 yards. Shop 500 yards, pub and restaurant 20 yards. Free WiFi
