Ground Floor: Living room: With wood burner, 32" Freeview Smart TV with Amazon Firestick, Netflix, Amazon Echo and slate floor. Dining room: With wood burner and slate floor. Kitchen: With breakfast bar, 2 electric ovens, 5-ring gas hob, microwave, fridge/freezer, Tassimo coffee machine and dishwasher. Utility room: With washing machine. Shower room: With walk-in double shower, toilet and tiled floor. First Floor: Bedroom 1: With double bed and en-suite with slipper bath and toilet. Bedroom 2: With double bed. ShoeString Cottage is situated directly on the foreshore of the historic, picturesque fishing village of Lympstone with breathtaking panoramic views of the Exe Estuary, Dawlish Warren, Powderham Castle and Powderham Folly. This beautiful three-bedroom property is accessed via a footpath and dates back to the 1700s. ShoeString Cottage is light, bright and thoroughly stylish, comfortably accommodating up to six guests with two double bedrooms and a twin, all with amazing water views. On the ground floor, there is a large living room, separate snug/dining room, a unique galley kitchen all with incredible views of the estuary, unique artwork, bespoke light fittings and polished concrete flooring, rugs and underfloor heating. The kitchen is fully equipped and the snug/ dining room next door has a dual-sided log burner for cosy nights in. The cottage also showcases an outdoor secret sunset passage which is accessed from the living room, with beautiful views of the water to be enjoyed from a couple of two-seater benches. Heading up to the first floor, there are two separate staircases, one of which leads from the living room to two of the bedrooms and a separate toilet. The second staircase leads from the snug/ dining room to the third bedroom known as ‘The Cabin Master Suite’, and it has a beautiful vaulted ceiling, a bespoke chandelier, Victorian bathing in a sumptuous double ended bathtub, uninterrupted estuary and scenic views and a separate en-suite toilet and wash basin. Free Wi-Fi is available throughout the property with Cat5 fibre broadband sockets in the living room and dining room. A maximum of two dogs can stay in the property for no additional charge and a pet welcome pack is provided with a towel, biscuits, water, food bowls and a book detailing the best local walks for your four-legged friends. Private chef services over the school holidays can be arranged for guests staying at the cottage, perfect for those celebrating a special occasion. Allocated parking isn’t provided however the Lympstone Village Pay & Display Car Park (postcode EX8 5HH) is just a 5-minute walk from the property. The pay and display rate is £3 per day in the Winter and £6 per day in the Summer. Free parking can also usually be found on some of the surrounding streets. Lympstone, known as one of Devon’s prettiest villages, is situated directly on the stunning Jurassic coastline, with ShoeString Cottage occupying an enviable position on the water’s edge. In the heart of Lympstone village and within a couple of minutes’ walk, there are three great pubs/restaurants to choose from if you don’t feel like cooking. Just a short walk away is the Michelin star restaurant Lympstone Manor and vineyard owned by Michael Caines which is truly the perfect spot to experience the exceptional and book in for an afternoon tea, an amazing lunch or evening meal. Well connected, there are many lovely walks and cycle trails to enjoy from the cottage, 26 miles along the Exe Cycle Trail linking Lympstone with Exeter, Exmouth, Topsham and Dawlish as well as the South West Coastal Path which is the longest National Trail in the country with its superb coastline. Lympstone train station is just a couple of minutes walk from the cottage, so do use the local rail network to explore further afield to Torbay, the South Hams or the historic Cathedral City of Exeter.
