Kitchen/dining room: With electric oven, electric hob, microwave, fridge/freezer, dishwasher and washing machine. First Floor: Bedroom 1: With kingsize bed and French doors with 1 step to patio. Bedroom 2: With kingsize bed, French doors with 1 step to patio and en-suite with shower cubicle and toilet. Bedroom 3: With twin beds. Bathroom: With bath, walk-in shower and toilet (Jack and Jill with access to bedroom 1).. Climate control central heating, oil, electricity, bed linen, towels and superfast Wi-Fi included. Initial fuel for wood burner included. Travel cot, highchair available on request and 2 fitted retractable stairgates. Large enclosed lawned garden with patio, garden furniture and barbecue. Only 40 minutes from Dartmoor and 30 minutes to the coast, the property is a central based for exploring the rugged moors and the beautiful sandy beaches. Whether it be exploring the traditional market towns of Holsworthy, Launceston and Tavistock, visiting the vibrant coastal resort of Bude, or just relaxing on the numerous unspoilt Cornish beaches, you can be sure to enjoy some of the finest local produce and hospitality in the country. This traditional barn conversion retains many of its original charming features, including vaulted ceilings, exposed beams and floorboards, yet it has been developed to provide comfortable modern living. Upon entering the property, guests will love the open plan kitchen and dining area. The kitchen has everything you need, you can kick back on the plush sofas in the living room, relax in front of the wood burner and watch your favourite movie on the 50” Freeview Smart TV and a DVD player. Plan the day ahead on the internet, the Wi-Fi is fast broadband, unlimited 50 mbps. If you don’t feel like cooking, then why not dine in the popular Arscott Arms pub which is just over a miles walk down the country lanes or a 3-minute drive away, and serves delicious meals. Heading upstairs, you will find three attractive bedrooms, one twin and two spacious kingsize bedrooms, one kingsize with an en-suite shower room, and the other direct access to the family bathroom. Stepping outside the property, there is a large garden to explore with grounds of approximately 0.4 acres, with plenty of outdoor seating, a sheltered patio area and a second garden which is separate and has a wildlife pond, both gardens are enclosed and gated. The award-winning family beaches of Bude and Widemouth Bay are both only a 30-minute drive away. Also, only a short distance away are exciting theme parks, steam railways and animal parks for the whole family to enjoy and make precious, long lasting memories. There are bridle paths from the bottom of the lane with a pleasant walk to the village of Boyton and the gardens at the mill, and also to woodlands with a stream. Spend the day on one of the three moors, Dartmoor (40 minutes’ drive), Bodmin (45 minutes’ drive), and Exmoor (1hr 15 minutes’ drive). Take a bike ride along the Tarka Trail, over 180 miles in length and in places following the banks of the Taw and Torridge Rivers and the disused railway lines, also making it very popular with walkers.
