Originally built in 1878, this old village hall has been generously converted into self-catering accommodation for both families and couples who are ready to explore the local area or simply to relax in this cosy retreat. Set in the village of Kennford, this unique property sits in the Kenn Valley only 6 miles away from the city of Exeter, with a local shop, café and pub only a stone’s throw away. Step through the front door into the open-plan living space which feels bright and spacious. The kitchen is well-equipped with a full range of appliances, quartz surfaces and a beautiful island worktop, perfect for enjoying your morning coffee whilst planning your fun-filled day ahead. The living area has comfortable seating and a 48" Sony Smart TV with Netflix, ideal for a cosy night in. Leading off the living area is a delightful walled garden at the back of the property which is completed with a paved seating area; a perfect spot to enjoy an al fresco summer supper or unwind with a glass of wine. Climb the spiral staircase to the first floor where guests will find two spacious double bedrooms and a family bathroom. On the village doorstep, there are many scenic footpaths that lead you up and around the countryside in the Kenn Valley. Views of Haldon Forest and over the Exe Estuary can be enjoyed from different locations around Kennford and the neighbouring village of Kenn. Set high above the village is Haldon Forest which is less than a 5-minute drive away, with its miles of trails for walkers, runners and cyclists who can enjoy this extensive woodland and impressive views. Here there are also orienteering courses and Go Ape for those daring to take on some treetop challenges. The cathedral city of Exeter is located only 6 miles away from The Old Reading Room. This picturesque city has a vast selection of restaurants, bars and takeaways, a bustling shopping precinct, a high street full of well known retailers and Fore Street, which is solely dedicated to independent businesses. Covering 368 square miles of wild, open moorland, the centre of Dartmoor National Park can be reached within a 20-minute drive. This vast landscape boasts incredible 360 degree views of rugged, ancient terrain and deep river valleys, with wild animals roaming the land and roadsides. The property is centrally located to several beaches, coves and coastal footpaths, the nearest being Dawlish Warren Beach which is 9 miles away.
