The property is just a short walk from the vibrant market town of Hay, which is famed for its annual literature festival. With a castle and small independent cinema, Hay has an excellent selection of quirky shops, cafes, bars, and restaurants along with a weekly street market showcasing seasonal local produce, cheese, and crafts. In warmer weather, you can enjoy paddling and swimming from The Warren, the local beach on the banks of the river. Canoeing and paddleboarding launch sites are also nearby. Walkers are well served with access onto the Offa s Dyke and Wye Valley Walk National Trails close by and, for the more adventurous, there s Hay Bluff, Twmpa and the path along the Hatterrall Ridge on the Black Mountains from where you can enjoy views to the Brecon Beacons, the Radnorshire Hills and down to Llaneliu Common above Talgarth. For a quieter, easier walk, but still with spectacular views, the walk to the Roundabout on The Begwyns above Clyro is a good one to start with. This handsome Georgian farmhouse has been in the Watt family since 1860 and offers a warm welcome. The main door gives access to the entrance hall with doors leading to a beautifully finished drawing room, with an eclectic range of soft furnishings and artwork further enhanced by a wealth of natural light. Here, you can relax with friends in front of the open fire. Across the hallway, there s a rumpus room with a generously sized TV that s perfect for a feature film. Here you will find a portrait of James Watt, the famous steam engine inventor, whose family still own this wonderful house. For entertaining, continue through the hallway where you will find a dining room with a working Aga that s great for cooking. The dining table takes centre stage and can seat ten to 11 guests perfectly. This area opens onto a kitchen, well equipped with an electric eye level oven, separate induction hob, microwave, fridge/freezer, dishwasher and washing machine. The ground floor also offers a utility room with two washing machines, a fridge with an ice compartment and an extra fridge. There is also a ground floor shower with a separate WC. There are six bedrooms situated on the first floor, all beautifully finished with splashes of colour and interesting artwork. To the front of the house, you ll find a king size room with an en suite shower and WC, a king size room with a washbasin, and a single room. To the rear of the house are a king size room with a shower and WC, a double room, and a twin room. There is also a bathroom with a shower over the bath and a basin, and a separate WC. Outside, the immediate gardens are enclosed are offer garden furniture that is perfect for entertaining. The extensive grounds, which are well away from any road, are ideal for strolling to admire the views and make a perfect recreation area for games and children s play. To the rear, there s a pretty terrace with a gas barbecue and a gazebo covered dining area. There is ample parking and covered storage for bikes.
